I need get modification on approved plan as it has so much deviation from working plan. Can you please suggest me any agent/procedure for this.

You would need to pay for the extra constructions you are undertaking which is not part of the approvals you have as of now. The BBMP person will calculate this and let you know the DD fees. You will not have to pay all the fees once again.
