Quotation review for G + 2 .. Please asap

Hi Friends,
I have got the following quotation for 30x34 site , ground + duplex construction
Ground 2 bhk (approx 700 sq ft )
Duplex 1st and 2nd ( 2000 sqft)
The contractor is considering ground also 1000 sqft (including parking area).
Is this reasonable ??

Nope it must be charged @ 70% of the chadra rate

Hi Mustaq
I see the material specs are very generalized with no details.My major comment would be on payment schedule .
If you pay contractor complete 100% by plastering time ,what will you do when he has buy flooring,plumbing, electrical wiring ,plumbing fixtures ,paints, finishes etc.
You should never pay more than 45- 50% of total cost by the time the contractor finishes the external plastering .You need ask the payment schedule to be divided in to atlest 30 - 40 breakups .Be careful that once you pay the contractor excess than executed work you might end up in troubles.
