Minimum land area to construct an appartment

this may be a repeated question but i did not find answer on this forum or google search..

please let me know if i can build an appartment on a 40x60 (2400 sft) land plot in bda or bbmp or any other area in bangalore.

thank you Ravi h.g. for the link.. actually we are thinking to buy the plot of 2400 sft & construct ourself with labour contract. this way there is no builder involved. so just wondering if this is possible.. ?
will we get approval for G+4 floors (ground parking & two 2bhk flats in each floor) ?
will we be able to sell as individual flats on ownership basis ?

It goes this way, for a 40x60 plot you will not get a permission to build an apartment as there is rule that within the city limits the plot size has to be atleast 4000 sqft and above and beyond city limits should be 8000 sqft and above if it needs to be considered as an apartment.

For a 2400sqft plot you will get permission to build for 4 kitchens only with stilt parking. Stilt parking is not considered for FAR ratio calculation. So in a 40x60 plot you can build max of 4 houses. Currently there is also news that if the OC (Occupancy certificate) issued by BBMP, is not submitted to Bescom, then they will not provide Power. In case there is violation in the building getting OC could be difficult and you might have to resort to paying hefty bribes. Please avoid any violations.

i heard even the city limit apartment size has been increased to 8000 sqft. couldnt find any links though..

I think within BBMP area its 350 sqm and then it is 750sqm,
