G+2 floors 1st Block SMV Layout

Dear Freinds,

I am new to this forum, so I am not sure my query below is already discussed and answered in this forum before.

I own a site in 1st Block SMV Layout. Size: 12 mtrs * 9 mtrs. North facing

My plan is to build 2 BHK on ground floor which I am intending to give on rent. 1st & 2nd Floor a duplex house for my self. So , the plan is G+2 floors, with one car park on Ground floor.
I was intending to build about 800 sq.ft on Ground Floor and about 1400 sq.ft duplex on 1st & 2nd floor. But, I understand that the set back rules are 12% in front & 8% on all the remaining 3 sides. I want to build as per the building byelaws only and ready to reduce the built up area to that extent.

Could please suggest, What could be the best plan for me given my requirements above?
