Can anyone please suggest what is the ongoing market rates for a duplex house on 30x40, 30' facing north road.

I don't intend to have a posh house, but a decent one with good tiles, concrete blocks, etc. No granites and fancy designs.

If you go for labour contract it will be around 30 to 32 lacs and if you go for full contract it will be around 35 lacs. This is for constructing 2bhk at ground and duplex at first floor using blocs.

I am also planning to construct 2bhk in ground floor and duplex in first and second floor. I don't think realistically with current market rates you can complete this in 35 Lakh, I have spoken to many contractors and most of them were quoting Rs.1750 - Rs.1850 /sqft as basic rates, depending on the meterials and quality.

Can you please let us know from which source you got these rates? It seems quite reasonable compared to what i heard yday - 1500-1700.

I enquired my contractor about current (as on 18th Aug2014) per sq.feet rates and he told me depending on specifications (Type of Tiles, Type of windows and +++++ etc etc ) min 1580 ---to max 2200.

No, I think it's excluding interiors. That's upto your taste and budget.
