Dear Friends,
I've planned to construct stilt+3 floor rented houses in HSR layout. The site dimension is 60 x 36 excluding the skew at southeast, Attached the draft floor plan. I'm thinking of having 2 nos. two bed room units at each floor compared to present plan of 3 units at each floor as attached. Can you please let me know your thoughts,
Please ignore the column layout in the plan as its still being reviewed.
Thanks
Rashana

Hi Rashana
My first impression on plan is that a very smartly planned units. But then my preference for any rented unit is to provide a utility or a balcony at least a small one or 4'x4'.
With out a utility or balcony where do they dry daily needy things like wet towel, kitchen mop cloth, floor mop etc. These items need a open space to dry and expecting them to go to terrace is completely ruled out.(These are my personal opinion )
Some how i feel the people are ready to pay good rent even its small unit but basic amenities are must .A washing machine in toilet is ruled out in a toilet size of 7'x5' .

Hi Ar. Praveen,
Thank you very much for your prompt findings and the suggestions. In fact the space for balcony/utility is the one aspect which is driving me to thinking of having 2 units of two bed room instead of present 3 units in a floor. I'm trying to provide the utility space in kitchen for the south and middle unit and in the hall towards north for the north unit. But finding difficulties in terms of dimensions for the hall and kitchen. do you think the present dimensions of Hall/dining, Master bed room, bed room, toilet and kitchen meets the minimum comfortable living for a family.
I'm even thinking of capital investment for the 3 units V/S rents compared to two units. Hopefully i would be able to strike balance keeping the comfort of the tenants in mind. Also what do you think is the comfortable dimension for the toilet which even accommodate Washing machine. In other words, is the common toilet layout and dimension shown in the south unit doable.
Thanks for your advise.
Rashana,
