Quotation for our construction 1.55 lakhs per 100 sq ft.

Hello experts,

Please provide your comments and suggestions for the quotation we received from a qualified Civil Engineer.

Type of construction: Residential on 40x60 plot North Facing, G+3 (Ground Parking and small house, 1st floor one house, 2 and 3rd 2 br two houses each)
Roof area 1900 sq ft per floor. So is it 1900x4 = 7600
If so the cost will be Rs. 1,17,60000 for the civil work.

Construction of a residential building for 1 square (100 Sft) of roof area.
Rate Rs.1, 55,000 (One lakh fifty five thousand only)
Under ground water tank, staircase, compound wall, interior wardrobes and kitchen cabinet extra cost.
Office expenses BESCOM, corporation, B.W.S.S.B. to be paid by owner.
Specification
1) Table moulded cement masonry in CM 1:6.
2) Excavation for footing 4’*4’*5.
Excavation for foundation S.S.M, 2’-6’ width, 3’ depth.
3) C.C. 1:4:8 in foundation
C.C. 1:2:4 for plinth concrete.
4) R.C.C. 1:2:4 lintel, chejja and roof.
R.C.C 1:1.5:3 for column.
5) Plastering in CM, sponge finish outside and with lime rendering inside.
6) Woodwork: Main door and pooja room door by teak wood, other bed room doors and windows by hone wood, bathroom doors by flush or P.V.C. door.
7) Tiles: Vitrified tiles for flooring basic rate Rs.50/-
Bath room 7’ht, pooja 7’ht and kitchen 4’ht tiles basic rate Rs.30/-
8) Granite cooking plat form.
9) C.P.V.C. pipes and fittings for water supply, P.V.C. pipes and fittings for sanitary. S.S or Jaguar taps.
10) Electrification: Finolex wires, Lisha switches.
11) M.S. pipes for staircase and balcony railings.
12) Asian Paint emulsion inside, Ace or Apex outside.
*Extra works other than specified will be charged separately.

This is same everywhere , maybe u can negotiate for 5 to 10 k less.

footing needs to be 5'*5'*5'.

This looks to be cheap, however can you please check what Stell/Cement/Brick is used.
Rs1800-Rs2000 is what currently going on.

@ gshelter, which part of Bangalore you are constructing, I am also looking for a contractor for construction in western part of Bangalore, precisely near Ambedkar Engineering College.

Hi ,
I am really worried with kind of quotes i see on this forum with out any clarity on specifications .I suggest members planning to start construction to approach a professional for checking the specifications and draft a contract to your needs and not to contractors needs.
If you are not looking for architect to design, you can approach them for material specifications and clarifications at nominal fees.People don't even try to understand the basics in material quality and quantity and are ready to take risk with 50 - 60 lacs with blind belief on contractors.

Just to show what you are missing in this
Specification
1) Table moulded cement masonry in CM 1:6. -there is no table molded cement brick - what is base price of brick?
2) Excavation for footing 4’*4’*5. - what will happen if you touch loose soil? how can you say every footing is just 4'x4'6"
Excavation for foundation S.S.M, 2’-6’ width, 3’ depth. - What will be the ssm proportions mix ? is the 3' depth including plinth beam ? in that case its just 1'6" depth
3) C.C. 1:4:8 in foundation
C.C. 1:2:4 for plinth concrete.
4) R.C.C. 1:2:4 lintel, chejja and roof. - Is it full lintel or cut lintel ? what steel they will use in lintel ? is it same for any size opening ?
R.C.C 1:1.5:3 for column. - what size column ? how many rods will be used of what thickness?
5) Plastering in CM, sponge finish outside and with lime rendering inside. - what is plastering mix ratio?
6) Woodwork: Main door and pooja room door by teak wood, other bed room doors and windows by hone wood, bathroom doors by flush or P.V.C. door. - what will be door thickness ? what brand flush door? any base price?
7) Tiles: Vitrified tiles for flooring basic rate Rs.50/- Do you know what tiles you get in 50/- ? who will bear the transport cost ?wastage?
Bath room 7’ht, pooja 7’ht and kitchen 4’ht tiles basic rate Rs.30/-
8) Granite cooking plat form.what granite thickness? base rate?
9) C.P.V.C. pipes and fittings for water supply, P.V.C. pipes and fittings for sanitary. S.S or Jaguar taps.- in pipes there are gauges ,what gauge? main line size? how many lines? jaquar which model ?
10) Electrification: Finolex wires, Lisha switches.
11) M.S. pipes for staircase and balcony railings.
12) Asian Paint emulsion inside, Ace or Apex outside. how many coats of primer ?what primer?what putty they use?how many color to choose?

You cannot consider mentioning brand is enough for quote ,its like maruthi brand car in 3 lacs (what car ? what model ? which varriant ?disel /petrol ? all these are very important )
Please do read posts in this forum ,there is enough knowledge to understand these things in other case please do consult some professional

I second Praveen's advice.

Since I just went through the construction process, I can say that the construction agreement should be like a tender document with all the specific details with both qualitative and quantitative information as much as possible. Spend few months with your architect/structural engineer to get this tender document clearly specified with near final building plan to avoid changes to the plan later. Go through multiple iterations, read this forum posts/google/talk to your friends who have built their houses to gather as much as info possible to validate and finalize your building plan as well as construction agreement. It is certainly worth it. Equally important is contractor selection itself. Get rates from atleast 3 contractors unless you are 200% sure about that person!!!. Ensure that you get someone through known references so that any dispute can be settled through the mutual contacts.

Also during construction, make sure that you do have someone from your family to supervise the material/construction quality and make the payment inline with construction progress/material stock. Otherwise you will be at the mercy of the contractor if you have made large advance payment ...

A job well begun is half done applies also to construction! . So plan well and proceed... All the best!

No one is worried about the material which goes in .A person who is suppose to construct his house would be worried only about whether it is 155,000/ square or 150,000/- or even cheaper than that . They won't do their home work properly .They want an apple at the price of a lemon .To put it in other words they basically need a shirt to wear .They would be having an option of buying a shirt at rs300/- and a branded shirt at rs.3000/- also .

Once when the construction is midway they start feeling that Rs.300/- shirt won't last long and they run helter skelter and start searching for a shirt of rs.3000/- even though they would be tied up with their initial budget .I have seen budgets taking the sinusoidal way many a times .In other cases they even doubt the architect or a designer abilities .Why should we hire a professional when we our selves can do , We can google around ,get the information blah blah blah .

In one single sentence A buyer who doesn't know what he wants in depth and in details will always keep his doors open to be taken for a ride and hence this kind of proposal or quotations comes in ...

I feel, it is little expensive. My contractor is charging 1,40,000/- for same specifications. You can just check with my contractor as well. He is currently constructing my house at this price.

Hi all!

All of us should understand that any rate per sq.ft. can not at all be treated as quotation. This practice is brought into the market as a short route to avoid understanding specifications, lot of preliminary works and more paper works. Listed here are the actual way of executing construction works systematically to avoid conflicts in the cost perspective:

1. Finalising the working drawing.

2. Excavating the sump to the approximation and soil testing by the professionals showing them the strata of the soil.

3. According to the soil test report, the structural design needs to be completed.

4. Bill of quantities(BOQ) need to be worked out by the engineer after finalising all the finishing works(no issues of later changes, when cost is agreeable due to the change). Nearest cost will be arrived. (If you hurry up at this stage then the quantity surveyor can not be blamed. He has to work out each and every item of your work by pure imagination. He cannot miss any item. How peacefully he does, the cost will be that much closer).

5. If you are getting the work done by any contract method, the above costing will definitely help you. How much detailed requirement you are providing to the engineer or architect that much closer the cost would be.

6. If the BOQ is prepared in the order of construction, then it is very very easy to follow up the cost. At any day of work, you will easily get the pending expenses. Definitely, it is easy for a professional to understand.

To avoid all these complications we started working on actual cost basis wherein all the money can be handled by the owner himself.

Please do not hesitate to appoint professionals. I was shocked the way important re-inforcements were neglected by members who posted their construction photos, even after it was brought to their notice. I was shocked about a member who was absolutely not aware of eccentric footing and asking whether footing can protrude to public drains etc., Recently I met an IT professional who is constructing a housing complex(G+3) in bangalore turned away the services of engineers which would have costed him hardly 5% of his total building cost. He felt that his retired father can take care of the construction :roll:
