BBMP Plan approval fees Breakup

Hi,

I am planning to construct G+2 floors(Ground floor for parking) on a 80x50 sq ft site on bannerghatta road.

I have been give the following as fees/dd charges for plan approval.(This has been informed to me by the registered BBMP engineer)

1.DD in name of joint commissioner
50000+30000(Road cutting charges)

2.DD for 80000 - The Sec KSB and OCW Welfare board

3.Bribe Rs 60000 final(Initial demand 80000) - This info also given by registered BBMP engineer.

Will greatly appreciate your opinion on the above ? Have you heard of any fees for #2 above. Why we need to pay for the welfare board?

R u joking? 60,000 Rs bribe? How big is your construction ?

Total - 6400 sq ft( Total 4 flats, 2 in each floor).Also, it's on a main road(80ft) and the area is bit commercial. They are giving these reasons ......

Hi, I am also constructing Stilt+G+2 in a 45X80 site. Was also asked something in the same range Rs 15,000 per kitchen (4 kitchens allowed) so Rs 60k in bribe.
Besides above DD's, I was also asked to pay some Rs 24,000 towards BWSSB. Didn't your engineer ask for it? Where are we supposed to pay this & WHy?

For my construction (stilt+3) with 4 kitchens, I paid around 140,000 as official charges for plan approval, road cutting and welfare (3 separate drafts if I recall). The unofficial amount was around 65-70K (I don't remember exactly).

I think it depends a lot on the built area and no of units.

I have now got the actual fees details from BBMP that needs to be paid.


1. BBMP Commisioner for approval - Rs60,000
2.Road Cutting charges - Rs 72000(It's a 60ft road ,i am told the charges have been recently increased. )
3.Secretary KSB and OCWW Board (Also called labour Cess) - Rs 82,000
4.BWSSB - Rs 24000 (For water and Sewage connection permission)
5.Bribe -Rs 60000.

Total = Rs 3,00,000


These costs are shocker and I am really frustrated even before the construction has begun. We are made to pay such high fees and is almost like a loot(For the For the pathetic services we get) . The system is totally non transparent !!!. It is difficult to find out how these calculations are done.

Guys,
Any idea how much they charge for a 30*40 plot for plan approval. Ground a 2 bhk and parking, first floor 2bhk and 2nd floor 1 room with toilet. 1st and 2nd floor is duplex. In 2nd floor 485 sqft free space. It's a bbmp approved one with A khata. It's near kammanahalli, bannerughatta road.

I paid 18k Bribe for BBMP approval, and 5k to BBMP enginr. But process took 1.5 month. without using sakala.

Any body tell what is the breakup of BBMP Plan approval for the below requirement

Site Dimension -- 36*42
Ground floor - 2 BHK + Parking ( 1 Kitchen)
1st Floor & 2nd Floor -- Duplex (1 Kitchen)

Please provide the details
1) BBMP plan approval Charges in the form of DD
2) Road cutting charges
3) BWSSB Charges
4) Bribe if any
