I am constructing a house with plot size 2400sqft.
what would be the average cost of construction.

average cost of construction is Rs 1500 /sft to Rs 2000/sft. for column based construction.

P.S. every person's requirements are unique, get ur plan finalised first, then material and more importantly ur finances, then its easy to estimate ur construction cost. Once you arrive at estimated cost keeping buffers like sand strike etc...its better to start construction.

pallavi u need to be careful when building on a site of big dimension (2400 and more).The reason for saying this is because if you are not rent-oriented and building G+3 floors etc

better go for non column based construction and labour contract.

cost of construction without pillars will be Rs1100 --Rs 1300 /sft.

if u r going for construction without pillars, then ur plan should be similar in all floors to have proper load transfer. so it all depends on your requirements, then one can suggest which construction is better.

I suggest you go with column based construction as it will enable you to do future extensions/modifications to the structure.

There are pros and cons in each approach.

I don't know the difference in cost but will save all the steel and concrete costs which are major expenses.if you plan properly there wont be any modification required also 4 and half inch wall can be removed and removed in all types of constructions.

in load bearing consturction partition wall act like stiffner to main wall which is design for that

Finally which one is good ?
Load bearing or column/pillar based. Several contractors i enquired they're saying there is a difference of 250-300 psft extra if we go for column/pillar based, instead
of load bearing.
But these days, most of the houses and apartments (ofcourse) all of them are column-pillar based. Is it safe to go for load-bearing ?
Ofcourse i do understand column and pillar allow for plan change in every floor and good against earth quake, my dad had another point of view.
My dad says, in those days (year 2000/1990/1980 and before), bricks were of good-quality compared to what we get these days, so load bearing made sense, but now with no control over quality (brick,concrete block etc,.), it is atleast safe to rely on RCC (steel & cement), than the load-bearing walls.

Any thoughts from architects, structural engineers on which one is apt for bangalore ?

Hi Hkrish,

it all depends on soil bearing capacity(SBC) and individual final plan. SBC in and around bangalore is above normal and load bearing will be sufficient. columns or Framed structure is needed when soil is weak and one is constructing basement + ground + 3 floors with different plans in every floor. engineers / architects should educate client before finalising plan and in most cases clients insist that they want column based.
