Whats the Construction cost per Sq/ft now?

Hello Friends,

I am going to start the construction of my house shortly. I have a west facing 30x40 plot in kanakapura road. I wanted a G+2 with a duplex in the first and 2nd floor. I wanted to know what is the average per sq ft cost if i am going for a pillar based construction giving full contract in the market today. Assuming good quality build (Red Bricks/Honne Windows/Teak wood main and pooja doors/Jaguar fittings and Anchor electricals).

Can you please advice??

roughly 1800-2000...but again it also depends on the flooring options you are choosing, ( Vitrified( range?)/Granite( 90-300)/Marble(indian/Italian)
even in the wood you have mentioned Honne, but for all the doors you are going for Honne or you would also consider Flush doors??

If you say Jaguar fittings again its not enough, there are so many ranges, bath room also can be completed from 10K-50k(depending on the fittings and other items you choose)

So finally everything depends on the material you choose,

Thank you for your response Srikrishna. I will be going for Vertified tiles only (45 Rs per sqft). I got a quote of Rs 1530 for this kind of work a year back. And it got delayed due to some reasons. Now its gone up so much. Thats scary.

I am almost on the verge of completing my house in Hyderabad and I am sure the costs here are assumed to be 15% less than Bangalore. That said, I have given the basic contract for Rs1150(so, Bangalore rates might be Rs 1300/-) and then prefer using my choice of materials by giving the difference amount to contractor. I am going to end with around Rs 1500/- per sft. Materials used (Jaisalmer/Granite/Athangudi, Havells, Jaquar, Teak for all doors and Windows)

I would suggest, to please do the construction on your own if you can spare 1 hour in the morning and 1 hour in the evening for supervision.
My suggestions:
1. Engage an architect. This will be the best decision you will make. Trust me.
2. Use the architects plans and then Instead of giving it on contract to build, find a good mason and he will bring in the rest of the folks (Plumber/Electrician) etc.
3. If you have any known person who you believe is in need of employment and is trustworthy, engage him for site supervision. Make sure he can speak in authority with the men at work. Even if you pay him Rs 80-Rs 100/- per sft, you will not repent.

The flexibility that is offered in the above arrangement- Options to make changes when your choices are changed. No compromise on quality will keep your in control on all finances and provide you options in spend on right things.

Well said, people r just going with contract quote, just divide each and every thing u wil get real price. I am going to start my project next month, after 6 months research. I realise that lot of margins for contractors. I have architec who is very ethical. My purchase Wil help me out to save atleast 10 to 15%. I may pay 5% extra to mason because he as to be best.
Finally my suggestions is go only labour contract, and enjoy the purchase, construct, obstacles , finally v learn ,,,,,,,,,

Yes rates have gone up
Now my contractor says 1400 psft for Compressed earth block (CSEB) with load-bearing walls, vitirified tiles, sal-wood doors, hindware, hawell switch etc,.
If i go for columns and pillars it is 1700 psft (300 addition for columns and pillars). He says its due to stell, cement and sand price have gone up.
Is this genuine ?

and mason's help, without contractor, is it not dangerous that we may be missing something.
In my case, this is my first house and dont know anything about construction, is it possible to build
a house only architect/structural engineer/mason alone. Architects and SS please comment on feasibilty

hkrish- Yes, I am speaking from my experience. I see little value ( please understand that I am saying "Little" not "NO"). If you select the right structural Engineer, you should be in good hands with respect to the structure. Your Architect should understand your tastes and make sure your money is spent on the right things for you rather than for them. Your mason should address most of the issues related to experience and Knowledge.

More than all, be active in this site and seek suggestions on the day on day activities. All you need to invest is around 3-4 hours of your daily schedule.

Cost calculation for 1200 Sq.Ft construction work

Calculation based on the following data:
Cubic Meter= 35.31Cubic feet
1 unit of sand= 100 cubic feet
Brick work:
Cement: Sand = 1:2 (or) 1:1.5
1 CUBIC METRE REQUIRES 1.4 BAGS OF CEMENT; 0.299 CUBIC METRE SAND; & 500 BRICKS
Solution for Brick work:
To construct 1200 sq.ft hall, which means 40X30= 1200 Sq. Ft
Thickness of wall is 0.75 inch
Wall Height is 10 feet, Length is 40 feet & Width is 30 feet
convert sq.ft into cubic feet;
Hall has four sides; 2 sides will be 40x10x0.75= 2(300)= 600
Another 2 sides will be 30x10x0.75= 2(225)= 450
In CUBIC FEET,
600+450= 1050 Cubic feet.
1050 Cubic feet = 1050/35.31= 29.73 Cubic Meter.
 REQUIRED CEMENT FOR WALL= 29.73x1.4 = 41.63 Bags
 REQUIRED BRICK FOR WALL= 29.73X500 = 14865 Bricks
 REQUIRED SAND FOR WALL = 29.73X0.299= 8.88 Cubic meter (or) 313.88 Cubic feet
Concrete work:
Cement:Sand:Jelly = 1:2:4
CUBIC METRE REQUIRES 6 BAGS OF CEMENT; 0.43 CUBIC METRE SAND; 0.87 CUBIC METRE OF JELLY and 85 Kgs of STEEL
Solution for Concrete:
Thickness of concrete is 0.5 inch
Concrete Length = 40 feet
Concrete width = 30 feet
Area= 40x30x0.5= 600 Cubic feet
600/35.31= 17Cubic metre
 REQUIRED CEMENT FOR Concrete = 6x17 =102 Bags
 REQUIRED STEEL FOR Concrete = 85x17=1445
 REQUIRED SANDFOR Concrete =0.43x17=7.31 =258 Cubic feet

approach for the labour contract. Every single item is accounted v.well
Keep posting more. It gives a good idea about how much we can save.

usbsmart, thanks for your answers. Have you actually finished building the house with labour-contract/mason-only approach, itself.
But if we are going to save only 10-15%, is it not safe to go with contractor. Particularly when building with columns, beams.
Even during foundation laying time, whole day structural enginer will not be there, he will only tell the steel requirements, RCC ratio and move off.
Some one has to oversee if the mason is laying foundation correctly right, water should not be too much mixed, timing has to be right. In this section, his experience
will play role right. Ofcourse after foundation, its only matter of laying bricks and finishing the structure,during which contractor role may not be so important.
Also while laying slab (roof), experience is required. During curing also they need to over-see if its not cured too much or less.
One of contractor was saying during laying beams, on GF(roof), many finish the beams, and then lay the bricks from plinth to GF-roof-beam, but
later when the bricks settle down, small cracks form near the ceiling join between brick and GF-roof-beam, so its advisable to lay the bricks, and then on finish lay the beam on top. Can mason, who is not a qualified engineer, come with these deeper insights, is my fear. Instead of fixing up later (or many cases impossible to fix issues), is it not safer to use contractor. Im concerned about doing a grave mistake, which is very much possible, when doing only with mason approach.

Im planning to build my home with Compressed earth block (which offers more quality than redbrick, but in price of hollow block).
Does anyone know any labour/mason who does this job
