Plan Approval cost

Hi to all,
I am planning to construct a house in BDA Approved layout, now it is under BBMP limit. Can anyone provide the details for the cost of house plan approval.

Hi Divakara,
It costed me around 35k an year back.
The legal charges were around 10k only. Rest went as drawing/estimation charges & bribe

How much time would the plan approval take? If we go through an architect, will this be handled by the architect ?

Practically no architect does it directly, as corp people will always have some comment on it.
Typical practice seems to your architect or any one can approach them, ask for set back area like details.
They will introduce you to some peon like person. Who will get all your drawing done and submitted.
But this guy may charge you 1K extra compare to other local architect present in such or nearby corp office buildings.
I found they charge 2K for drawing and submission. Confirm notary approval to be done by them and chgs included.
Corp people shall take so called "admin chgs" ( I wonder why they are ashamed to call it bribe) any thing between 10K upwards.
for 30x40. For 40x60 they may ask 35K but should agree up to 15-20K. Then towards end they may ask 500 more for other clerks. Apart from these all other chgs go to govt "coffin". Among these they shall chg license fee and equal amount for ground rent, which is huge amount and proportional to gross builtup area, which is slightly more than FAR. Then cauvery water infra chgs, which is also huge as it is calculated with late fees from some date in 2005 or 06. This money is to be deposited in any syndicate bank. Then comes most stupid chg which is 1% towards welfare of construction labour. All these are thru DD.
For small building approval post payment shall take 2-3 days. In all 10-15 days. Whereas for slightly bigger or multistorey may take 1-2 months, depending on some meeting date.

Hi,
Nalin you are very true. Any kind of sanction works are not done by architect. As an architect they give you complete support in drawings, this is also done by the sanction agents in case of residential projects .Since they can’t handle the bigger scale projects they ask the concerned project architect to provide the drawings.
Like every one knows that govt works are not be handled professionally. Also the people working in any of these govt agencies will not believe any outsider’s .All the deals need to be routed by there guys (agents).
You should always approach for sanction once your design is done by an architect. He can give you sanction drawing in the same format of your design, so you know where exactly you are violating.

Without BBMP Khata, BBMP plan approval can be done since the Govt. had stopped BBMP Khata transfer for DC Converted Gramthana Sites?

Yes, what you see in bmp online are the exact fee structure..but then there are hidden charges like user development fee ,labor welfare fee , babus bribes, agent commission, admin charges ( chota mota bribes for moving your file ).If you add all these will reach same figures ,Jaison has mentioned the same in his earlier post.

Hi,
Couple of questions :
1. For a 750 sq. ft. bda site, can you provide me approximately what is the cost of plan approval ( including bribe, ...). I have the plan drawn through my architect as per the building byelaws. I plan to go thorough the corporation agent.
2. Can we also get approval for road cutting done at the same time as plan approval ?
3. Can I get temporary electrical and water connections during house construction ? I heard we can get in commercial mode, and the same can be converted to residential mode after house construction.

Thank you to all for providing the useful tips.
Now I have got the sanctioned plan for the construction of 12 sq house and also got the temp.electrical connection. The details of the expenses are listed hereunder
Sanctioned plan -
------------------
Sanctioned Plan drawing & blue prints --> Rs. 3,000-00
Total Fees (for which I have got the receipts) --> Rs. 6,120-00
Babus Bribes & Agents commission --> Rs.13,880-00
--------------------------------------------------------------------------
* Total * Rs. 23,000-00
As regards Temporary Electrical Connection
I have paid Rs. 5,250/-. This is including Department Fee, Electrical cable for the shed from the nearest electrical pole, Digital Meter, Refundablel deposit....etc. The refundable deposit will be paid back while applying the permanent connection and the Digital meter can be used after obtaining the permanent connection.
