What is considered a reasonable requirement for a house of about 28 squares ? My contractor says 12 tons, is this reasonable ?

That seems reasonable...coz i am planning to build a house of about 25 Squares and i have been advised of 11 tons.

I am not sure, but my structural engineer gave 18 tons requirement for house around 26 squares. Also, I am assuming that I have a double heightened living room and load distribution may be different.

My house is about 28/29 squares,same as yours and my builder is promised to use not less than 10tons of iron with a basic rate of 47.5k/ton

In my opinion, there is no one answer for all. It all depends on the structural engineer who has to design efficient structures and use materials which use less Iron.
Since iron has become pretty expensive, it is better to design efficiently . "More iron doesn't mean More strength" .
My house construction is designed with <5T TMT ( No frames structure ) for 20 Squares. ( the house is being built with Hollow clay blocks)

Hi Swarupr, can you let me know from where you got the clay hollow blocks from? I too am constructing a house with clay hollow blocks with only 2 columns and one stone column.

I am getting it from Winerberger . Initially we tried the Baliyapattanam Blocks option, but since the delay was huge (~2 Months ) we opted for the former. The costs vary based on different cases(quantity,location,negotiation etc) . I am paying @45 (16/8/6 inches blocks)

On Iron requirement, it varies based on structural design... mine is a 35 sq+ frame construction with ground floor for parking and it is heading towards 12 tones. My architect has designed it for 1.5 times tolerance. Check with your architect on what is tolerance they are factoring in. Some go for 2 times, 3 times which I feel is unnecessary as Bangalore is not on active seismic zone
