Itemwise contract rates

Dear forum members,

I am planning to construct a house. Spoke to a contractor he quotes 1.75 lakhs per square lumpsum
Or 14% of the total material price. He is fine with either way.
May I know which one will be better and any aspects to be taken care of.

Also if we use 4.5" brick wall for inside walls and 9" only external walls in pillar based construction, is it ok?

1.75 is slighlty higher side but neverthless it depends upon your material selections, do give details about specifications

Dear forum members,

I got a Architect/Engineer Quote for (G + duplex) ~24 Squares.
Architect does not charge for his services if went with full contract.
otherwise 5% of estimated cost.
Please check and let me know the your views.

I think 5% will be cheaper (only 325000) on top of labor and material price that you will be paying.
