The sump of my house, which I have given on rent is leaking. There are no visible cracks. Does any one have any experience in fixing such leaks using some chemical sealants?

On deeper inspection we found out that roots of another tree had created cracks in the walls of the sump. I had gone to Buildtech Exhibition in mysore and spoke to many vendors about the issue. They visited the house in Bangalore and none were ready to give a guarantee that the sump leak would be fixed and would stay fixed for a reasonable number of years. The cost was starting from Rs 30 a sq foot to all the way to Rs 90 a sq foot depending on the solution. Without any guarantees, I figured, that the cost was not justified. I abandoned the sump.
