Construction Approval for 20*30 site

Hello All, Happy diwali in advance.
I have decided to start our house construction on a 20*30 BDA plot near thalagatpura.. (Kanakapura road).. When i approached banshankari BDA office, engineer suggested me that I can only go for G+2 F house.

1) Is this correct as per new BDA RMP, 2015.. ?, I want to get the plan approved for 2 floors upfront, just in case in future i can extend my house

2) Also, I want to go for simple construction plan with G+ 1F(Just one room on 1st floor with steps inside, )..and in GF ( hall, kitchen, common bath, small pooja room). Can a small bed room be planned in GF?...Anyone who know a good architect who can help with low fees in building a plan for me would be great..

Hellow All,
Iam planning to go for construction of my 20 x 30 site in Vignana Nagar, the proposed house is G + 2 Floors with and the total construction area will be approximately 1600 SFT. Please help me to go for the approval process and also, if any one experienced pl guide me for the following

-Which method (Manual or Online) is easy and gets the work completed fast?
-Generally how much time , it takes for the approval process in both the methods?
- One of the Agent asking Rs.20 K (Commission) + Govt chargs as per the Rules which he assures Bill, whether is it to much (or) Reasonable and can
I proceed for Initiating the process (or) How to go without much difficulties?

You can go up to 3 floors & Parking ( stilt + Ground + 2 floors)

hello krkrishna sir, thanks for the reply.
can u tell which of the below two plans is economical

1) My requirements is simple: GF + FF. GF = hall, kitchen, bathroom and 2 wheeler parking space and FF= small room... later might think about
extension..

2) On the other hand, it is good idea to go for stilt plan in 20*30 site.. GF =small room + parking (utilize remaining space later) and in FF= hall, kitchen, small room
and bathroom...
which plan would be cheaper for me?
