construction in 2400 sqft plot

Hello ,

Need help, advise from experts in this forum. I have a 40*60 site near sahakar nagar, Hebbal. It is on 40ft road. Can someone advise me how many floors i can construct? Is it worth to construct both for own and rental purpose.

Is it worth going for labour contract? can you recommed any person in this area.

Any feedback you provide would be helpfull to me .

It is one of best residential layout in north bangalore with kind of facilities and community it has. The worth of property is directly reflected in its awesome appreciation. Regarding construction of floors. You may need to look into BDA RMP 2015 plan for exact details.

The FAR is 1.75, so for 2400sqft, built up is 4200sqft. I think G+2 is allowed.
I have two questions:
1. how is the built-up area calculated by BBMP for the purpose of calculating FAR. Is it the same as calculated by the builder/labour contract or is there some concession. for e.g., I read that external staircase is not considered as part of built-up area for FAR. Which other things are excluded ?

2. I have a 40x50 plot on 40ft road in a BMRDA approved layout. I am planning to have G+2 with duplex for own use and one floor for rental. Which is a better option:
a) G+1 (duplex for own use. Less stairs to climb but more space wasted as external staircase has to be built till 2nd floor).
b) Ground floor (rental); 1st floor+2nd floor Duplex (Better use of space as external staircase only till 1st floor but more stairs to climb.

Any other Pros and Cons ?

Thanks for the responses. could someone be kind to share their experience on 2400 sqft plot. I have seen four floors in the same size plot . I am planning to construct ground floor for parking with pillars and then three floors. But not contacted anyone so far. Planning to start soon.

I too have 2400sqft 'A' Khatha plot on Banneraghatta road(area : Chikka Kammanahalli).Even I too saw people constructing 4 floors(Gnd floor parking and one 2BHK house and two 2BHK houses on the remaining 3 floors).Total of seven 2BHK houses and renting it.As per bye laws onlly 4 kitchens are permitted on 2400 sqft plot.

One guy has constructed 5 floors on a 30x40 site in Meenakshi Layout, off Bannerghatta road. Just imagine if that building falls, 2-3 houses next to it are in danger!
So looks like the question is not, how many can be constructed legally, it is how many you want to construct.

Can someone please recommend reliable labour contractor in North Bangalore. I have my property in Amruthahalli, Talakavery layout.
