My contractor is quoting 196000 per square for constructing Ground and First Floor with column with bricks. Sump and compound wall is extra. Pls let me know is the rate is too much is it as per market value. Iam really worried pls let me know is this current market rate

It all depends on what material (you have asked or he has proposed) is used.
If he has given a detailed items to be used and specifications - please share.

Constructing with bricks is quite costlier these days and above all the rates of building materials have increased gradually. if you be specific on building materials the construction costs would increase. For Example If you ask the builder/ contractor to use these brand of materials as follows the cost will be higher.
for eg say,
Bricks- Only Swamy Chamber or SSB Bricks
Cement - Only Ultratech / Bharathi
Sand - Only Pure river sand
Steel - Only Indus
Paint - Only Asian
As said above the above materials are qualitative so the are costlier by 10-20% of normal material prices.
For an example building in brick and cement hollow blocks
Cost of Each Brick Rs.6-7/brick (approx)
Cost of Each Block Rs.25/block (approx)
One 6 inch cement block = 7 bricks i.e Rs.25 is not equal to Rs.6x7=Rs.42. So you save Rs.17.
Advantage of brick :
Higher thermal Insulation.
Disadvantage of brick :
Slower Work
Advantage of Blocks:
Just faster constructionwork
Disadvantage for Cement Blocks:
Very Low thermal Insulation

Hi,
In the current market rates you can expect a very good material specs in 1950/- per sft. Look at the material specs in details before you proceed further.
