Hi, Can anybody suggest or guide me on how to construct a house at a cheaper price on a 30*40 plot. I want the building to be strong so that i can construct upto 4 floors later on. However, I am ready to compromise on all other materials.

Hi sundhar
This is a very generic question , you can construct cheaper by taking care at every level.If you say no for all the unwanted things the building will be cheaper by default.
Few things to be considered
1.Go for load bearing (max G+3 floors wall above wall is possible)
2.Keep the room sizes not more than 11' span to save on steel
3.Last slab can be filler slab ( saves on rcc)
4.Not too much plinth ht ( with in 3')
5.No extra light points and sockets ,make sure all your light points are near to main switch board to save on circuit lengths
6.Toilets all to be one above other and too far from each to save on pipe lengths and over head tank at the nearest distance from toilets
7.No reworking /breaking works at all
8.Walls should be built perfect 90 degree to save on plastering and putty finish

Thanks for the info. It is definitely more than useful. Sorry, I am not sure what is filler slab. My contractor says, 6 rods are enough for the columns ( column size is 8 inch * 15 inch ). Is that okay?

Hi, I am Nagesh.
I hv got a plan sanction for G+2 construction with single bedroom house in G Floor, Duplex from FF.
I would like to start construction of Duplex from FF initially. If so what will be the savings. I may or may not construct G Floor later.

Also can I construct duplex from G Floor. Should I have get the plan sanction again ???

Stick with the first plan don't built duply from ground then u have to change the plan and its a very difficult task u have to spend so much of money. Just rise the columns and build first and second floor.

For a descent rent house u have to spend 1300 Rs for sq ft.
