I am looking at renovation of an existing house which is 15 years old to keep the budget manageable. Would like to hear from people who have gone through the experience of renovation of an existing house - do's and don'ts.

1. Make sure you put an estimate together (as in all projects).
2. Line up contractors for the work. The problem is for renovation projects (work for these contractors is less than new projects), it is hard to find them to commit.
3. Get the contractors to provide the estimate based on what you think you need to get done. (compare the estimates). But note - they will recommend alternatives, during comparison stage, make sure you ask them to quote only for the plans you have made, so you get a fair comparison. Later, after selection of the right contractor, you can alter the plans with their recommendations, if you think it is wise.
4. Be prepared for a longer duration than what you estimate - because, most contractors focus on larger projects, they will give less time to renovations and fixes.
