Please suggest builder and architect

HI All,
I am planning to construct 2 floor house on my 40 X 30 south facing site. It is located behind CISCO outer ring road, near marathalli.
I am planning to put one car park + 2bhk house on GF
& 2bhk house on FF.
I have contacted couple of builders but none of them are ready for without material job.
They are asking approx 13 lakh for 1,000 sqft house.
please suggest me some genuine builders and architect as I am planning to give it without material only.

Let me know are u looking for a engineers who takes both design and construction contract , or an architect company ?

Hi Mahendar, it will be great if I can found somebody who himself design and construct as well.
I am plannning to give my house contract only on labour basis(without material).
Please suggest some genuine guy.

Hi Ashish
First thing you should be clear about weather you are looking for contractor with material or with out material.
If it is with out material you should ask for a mason contact not the contractor.Only mason do labour contract ,in the real world there are no labour contractors for small constructions (only apartments and other large scale projects has labour contractors).There are no labour contractors who gives design and execute work with your material.
Unless you have a clear design with construction drawings don't venture into construction.If you are not really specific about design you can get a simple floor plan for 30x40 ,consult a structural engineer for steel drawings and go ahead with construction.
