I am about to buy a piece of land and build a house through a contractor.
Will be glad if any one can throw light on the following:
What should I do after applying for Katha transfer? (How long does it take to get Katha in my name)
Will be glad if one can list of the activities (including best practices) that I should do to get going with planning and execution of my house construction.
Here are some specific questions as well.
What are the things that one should be aware of while talking to an architect?
What are the things that one needs to be aware and take care while signing agreement with Contractor?
Can anyone tell me the % cost difference between Readymix Concrete and Site Mixed Concrete?
What would be the approx cost/price of 1 cubic meter of RMC? Is it worth the extra spending for a normal residential house.
What would be approx cost for construction of 1Square ?
Any input on this will be greatly appreciated.

khata can be get even in one day time also. Also it may take several weeks, months....or may have to keep roaming forever to the concerned authority office. It all depends on how you are familiar with the staff, what is the route you approach them and how much you can entertain them. Nothing comes at the statuatory cost and time frame for each work as mentioned in their office.
Regarding the later part, your enquiry is too generic and one may have to write the response in several pages.
Be specific and start from your budget capacity and reverse engineer it to the scratch level.
Say what is your budget for the plot, and construction. In turn you can derive like what are the possible location, the size of the plot, the area of construction, amenities you need, quality of mateials to be used....etc

No , Khata transfer cannot take indefinite time if your docs are proper. I had done this recently and this was the reply. If you give me bribe , you will get it in a week's time and otherwise 1-2 months.
You can always opt for the non-bribe way ( which I dint do because I was going out of India) and wait for things to happen. If no intimation comes to your contact address within a month file an RTI ( Request To Information ) for the status of your transfer application. No , I am not talking in the pure theoretical aspect, RTI works good and I have seen it happening for many. Since RTI is there now, BDA office does things in its stipulated time. Nobody can block you from getting Khatha in your name indefinitely, provided your docs are good.
The case would be different if its an area were Khatha transfer is stopped by Govt. In that case , bribing might help you to get things done faster.
