Contractor-Quotation (Googly!)

Hi All
I have a 30*50 site and planning to start construction. Approached a contractor through reference and he has given a quotation. Same is attached. He is ready to take the full contract for Rs.1500. He also drawn the plan from someone and provided the same. Parking (around 300 sq.ft) and Steps (around 300 sq.ft) he will charge Rs.1500 itself. Is it possible for my board friends to have a look at the quotation and what fireworks I need to expect from this quotation?

I took a quick look at it. You will need a more detailed quote, at least the ones I have seen, have the different parts of construction separated out, and the list of items under each such as walls, roofing etc. will show the materials to be used, approximate quantity and cost per unit. That way, if things change along the way (for whatever reason you change plans or certain selections etc.), you know what portions are not part of your bill and what needs to be added due to this new change. attached is a sample - mind you the rates in that are dated (close to 3 years old), so you will need to adjust them accordingly. The estimates for quantities can only be calculated based on the plan you select, so finalize that first and then have your contractor put the budget/cost estimate in something similar to the attached template.

Hi Anup,

Please go for an item rate contract. If you agree to a flat rate there will be the possibility of disagreement if you want changes later. Though the prices are a bit on the higher end, it gives you an idea of what you can expect from your contractor.

Having said that, Rs. 1500/sqft is a pretty good rate but you need to know exactly what you will be getting.
