Planning to start construction a duplex house on 60*40 house

Hi All
i am planning to construct a duplex house and i need some help in estimating

My plan is
1) Ground floor for parking (this would be slightly below the road level as my site is in slope )
2) Duplex house of 30 sq (chadra) this excludes the ground floor where only pillars will be there no exterion walls

i have uploaded the estimate which i have derived from my architect and others, i wanted to know your comments on this estimate if there is any devition kind of thing
kindly post ur honest assement on this

Try to get the Following Details which can actually helps to Analize the Cost of the Construction

1. Excavation
2.PCC for Footing
3.PCC for Genaral Area
4. Concrete Qty for Footing,Plinth & all the slabs
5. Steel Qty.
6. Total no of Bricks Required
7. Total Plastering Qty Includes Internal & External .

We have some of the above mentioned Qty in your excel But it not clear . Plz sit with them Once again and Ask the Detailed BOQ(Bill of Quantities )
With help of the BOQ you can clearly review the Budget.

with average specifications your cost /sft -Rs.1300-1400

(vitrifies tiles/maindoor teak,others sal(red)wood,paint -emulsion,railings,sanitary fitting-parryware-constallation,c.p fittings-jaquar)/etc

I too am planning to construct a house on a 35* 40 plot, but the max built up area will be 2000 - 2100 sqft. Can we still construct a house at 1300/1400 per sft?

Hi,

I am planning to construct a house in 40x20 site. Would appreciate if any one provide an approx. cost of construction for a duplex house with stilt parking (approx. 1600sqft) with moderate fittings, including plan sanction, road cutting charges etc. One of the architect is quoting 1800/sqft excluding all the sanction works, Electrical & sanitary fittings, water, electricity charges, and any additional requirement like security grills. We are not opting for borewell. Is this a fair price to go ahead.

its very more, he can make with all sanctions 1800/sft . bcoz basic construction cost is 1300-1400/sft. then sanctions and all will come around very less amount only..
