Emergency: Quoted Painting Cost

Hi Experts,

I really need your feedback on painting cost. I thin my painter is quating higher rate. Please find the rate and suggest to go forward:

Tractor Emulsion Piant: Rate 12/sft

Royal Emulsion Piant: Rate 22/sft

Enamul: Rate14/sft

Sealer: 15000/-

Apex: Rate15/sft

is ths rate are normal charges? Please let know. I have not still spoken to guy yet so not sure whether this incluse paints also.

I think the quote is on a higher side, and this should cost should include the paint too.

I have not reached the painting stage but I have started enquiring.
Did you approach the paint company for a quotation ?
I was told that the chances of professional work is much higher
and their quote is likely to be an upper bound on the cost involved.
This will help you in your negotiations with your painter.

Ask your contractor to be more specific about each items
e.g For Tractor or premium Emulsion (Brands of Asian) - The sequence is like this for sand finished plaster surface - 1st scrapping of loose debris has to be done, then one coat of primer to be done if you are using acrylic putty then putty has to be applied 02 to 03 coats as per the surface, then sanding has to be done, again primer should be applied then touch up putty (use Asian ready mix putty) then again sanding again primer then finally 02 to 03 coats of paint.

If the surface is lime rendered then first sanding to be done then primer then putty (acrylic or J.K, Birla etc.. putty, for J.K or Birla ...putty primer is not required as these are cement based ) then sanding again primer then touch up putty ( use Asian ready mix putty) then again sanding and primer and finally 02 to 03 coats of paints.

According to this one need to arrive the cost

I think the rates are slightly higher ,

As per my knowledge i am giving the rates ... PLs check with the other contractor also

Tractor Emulsion Piant: Rate 10/sft

Royal Emulsion Piant: Rate 18-20/sft

Enamul: Rate12/sft

Apex: Rate13/sft

My painter is asking for 3300/- per square (100 sqft). This is labor only. I will supply materials. This includes
a) Interior - 3 coat patty, 1 coat primer, 2 coat emulsion paint
b) exterior - 1 coat primer, 1 coat APEX/Ultima
c) Grills - 1 coat metal primer, 2 coat enamel paint
d) Door frames painting

There are no wooden framed windows (aluminium and UPVC only).
I have a stilt parking floor that has only pillars and no walls. Exterior finish is required on these pillars. My painter wants stilt also to be included like any floor in area calculation. Is this the normal practice?

Is this quote as per current market? Please share any good/reliable painter contacts in North Bangalore.

I am also in the process of finalizing the painting contract(labour+ all material). I have received a quote from my contractor and please provide your opinion on what are the reasonable rates.

External walls: One coat of primer and two coat of Asian paint

Apex -> Rs 16.50 /sft
Apex Ultima -> Rs 17.50 /sft
Ace -> Rs 12 /sft


Internal walls: Three coat Birla/Asian putty , one coat primer and two coat of Asian paint

Royal Emulsion -> Rs 19.50 /sft
Premier Emulsion->Rs 18.00 /sft
Tractor Emulsion-> Rs 14.50 /sft

Window/Door painting(Grill included: measurement done at 1.5 times Window/door opening)

Enamel painting for windows/Doors -> Rs 25/sft
Hand polish for Teak wood - Rs 50/sft
Melamon polish for teakwood - Rs 95/sft


Could you please comment on the rates quoted and are there any other aspects that I need to be aware of in painting contract?.

3300/100sqft as labour can be justified for 3coat Patty, 2 coat Primer, 3 coat wall Paint, 2 coat Enamel, plus crack/hole fixing, wall leveling, spotless cleaning, removing&refixing door handles/other accessiores.

Else,
1100 - 1 coat primer, 2 coat wall paint, 1 coat door/window/grille paint
2000 - 1 coat primer, 2 coat wall paint, 1 coat door/window/grille paint PLUS 2 coat wall patty

The above rates apply to a 1000sft+ paint jobs, for smaller jobs the Demand-Supply factor(a mean of 50% extra) needs to be considered.
