What are the plumbing charges? BWSSB Charges?

Hey, I am noticing that one of the most expensive lot in the construction is plumbing (water + sanitary). If you have 3-4 bathrooms, the pipes (and accessories) would cost 50k, labour of around 40k, fittings (commode, washbasin, tiles taps etc) ~ 30k, BWSSB charges / approvals etc = that is easily 2-3 lakhs approximately. During estimations, this is understated & we do not give enough considerations for this. We can buy a tap which costs 1k or 10k or a commode for 5k or 25k & hence its only limited on your budget & have a huge variance in the cost.

Was wondering if someone can give an idea here (for every 1's benefit) on the costs involved? I have given my inputs (from what I have heard)

Charges by Plumber:
1. 2 bathrooms + sump + water tank configuration:
----- GI Pipes (Tata pipes) : 7-8K per bathroom (cold water, solar line, heater line) + extra 5-8k for water tank etc : 2 * 8K + 8k = 24-25K
----- PVC Pipes (blue, green, white): 50% of the above cost because work involved is easy = 15k (true?)

2. Bath fittings:
--- Stop valves & Angle corks (3 - 5 depending on the plumbing options) - 3k + taps/mixer - 3k + showerhead & hand shower - 2k + commode - 5k + washbasin - 3k + wall tiles (cheapest kinds 25rs/sft) 7k + flooring(40rs/sft?) 3k (with a normal 6x8 size bath) + laying charges 3-4k : 30K approximately (or more?)

3. Govt approvals & charges:
--- How much does this cost? Is there any calculation for this?
--- New meter connection
--- New Sewage line connection (optional if it already exists for lower floor house)
--- official charges?
--- unofficial grants to make things happen?

Can someone give a view on the govt charges involved? (bullet 3) : how is this computed?

(Pl. update the values put above so that it would help everyone).

You are right toilets (plumbing)are the costliest part in any home.The riche rich guys spend max budgets in the toilets ,since it resembles luxury and status .
Coming to the costing point of one toilet of size 5x8'
  1. Plumbing(labor) - 12 to 15k for PPR/Cpvc/Pvc pipe works including fixing fittings like taps,Wc ,washbasins etc....
  2. Fittings -Jaquar luxury range (ornamix) - 24k (includes concealed divertor,shower,wash basin tap etc....complete kit)
  3. Sanitary wares - Hindware normal range - 6k+3k (wc & wash basin)
  4. Tiles - Decent brand 15k to 20k (included 45/- sft tiles,150/-per highlighter,30/-per sft floor tile)
  5. Installation cost - 20-30k (includes pipes,mortar,connectors,valves etc.....
    Total - 1lac (approx)
Hope this gives a better idea how costly a moderate toilet can be .Added to these there are main plumbing works like tank,sump,rainwater harvesting, sewage lines etc....

Hi,

Can some one recommend me some plumber in Marathahalli area;
I check with two different guys and there was too much difference;

Lower One for CPVC pipes gave following quotation, is it OK ?

Per Bathroom: Rs 6000 (total around 6)
Kitchen: Rs 2500 (for just one Sink)
Additional: Rs 6000 (for Overhead Tank, Loop line at roof parapet wall, Valves, PVC Sanitation Chambers on ground)
Road Cutting labor: Rs 2500 for water and Rs 4000 for sanitation;

Department Charges etc;

One more Question:

Should One Drain Pipe + One Sanitation(Commode) Pipe be deployed per bathroom, or these two can be combined in to one;
Many old buildings deployed like this, where some new one, outside building wall combine them in to one; The above plumber was saying that he may put one P-trap and link these two in the sunken inside bathroom only; Is it acceptable ?

I understand originally they are kept separate due to avoid smell coming in via other pipe;

For me the rates look high.

For each bath room, there should be two outlets : 1. solid outlet, 2. waste water outlet. It would be good to not combine these two into single one even outside the house. Both of them should go into the manhole.
