1 bhk in Ground flr and Duplex on first floor in 30x40

Hi,

I am planning to construct a house in my 30x40 site.
My plan is in ground floor half the site will have 1 BHK small house and rest for Car parking.
Starting First floor I plan duplex house (1+2).
Can this plan be approved with BBMP?.

I heard in a 30x40, for 2 houses I have to leave entire ground floor for parking, construct 1 house in First floor and Duplex from second floor.
Some how this makes Duplex starting 2nd floor which I don't like.
Also I see many 30x40 houses built the way I planned (1 BHK + Duplex)

If some one constructed this way or has got approval, please let me know.

I'm also sailing on the same boat.

If we leave GF empty you can get the approval for GF, FF,SF and TF. if you show that if you are occupying GF floor as half then you will get the approval for GF, FF and SF only.

Better to show GF as empty and get the plan approval for GF, FF,SF and TF and you can built as you have planned.

Yes, you can do that way but then it will be an obvious violation (but almost everyone do it this way). Based on my interaction with the BBMP guys what I've heard is that for sites of 30*40 dimension, approval will be given only for one kitchen ( 1 unit). Don't know how true it is. Mine is a 60*40, hence haven't come across this situation.

Hi Raghavendra,

I your case ask BBMP for approval of GF for "Parking,Stair case, one servant room" and One Kitchen unit in "Duplex" ( 1st & 2nd Floor). make sure you will ask for one kitchen unit otherwise you will end up paying more fees.

I got the approval in the same way and constructing the 2BHK house with parking in Ground floor for let out, obviously this is a violation but most of the people do this way.

Friends...in a 30x50 plot, I have a 50% parking & 50% constructed area in GF. The FF/ SF is fully builtup - of course I have approvals for the same. Will I get approval for the thirdfloor????

Hi Siva,
I kept my plan on hold.
As a reply to ur query, i see many ppl go with approach given by Umesh abt servant room + duplex and construct 1/2 bhk iso servant room.

Thanks Raghavendra for you replay, this will bring me another question.

What happens if we don't get approval from BBMP and start constructing house because any way we violate rules? is it necessary get approval from BBMP?
