Construction Cost For Ground +3 floors

Dear All,
i am planning to construct a house in my 60x 40 site .
Planning to keep Ground floor as parking area, and construct a duplex in the First and second floor .
My parking area is 1870sft and First floor and second Floor area combined is 3740sft .The staircase is inbuilt and has a head room in the terrace level.
My Contractor is quoting a overall price of 1600/sft for an overall area (.i.e 5610x1600=8976000)
This is for all basic specifications ,including sump of 10000 lts,overhead tank ,compound wall, some basic elevation work,
Prices of temp electrical connection,and water charges are payable extra.
Do let me know if this is a fair price.

Hi,
I had similar structure stilt + duplex coming to 6000 sqft. I started in feb 2011 and as of now 56 lakh has been spent including the interiors. Another 2 wk work is pending and i have to spend another 3 lakh to take it to completion. i am not able to attatch the photo in this thread, if interested drop me a personal email and i will send that across.

i have been following ur posts in different threads n thanks for sharing ur experience in the forum
we r planin to construct a house on 30 * 40 site which is near kidney foundation padmanabhanagar . ground+3 floors and we r finding very difficult to find good labour contract bcoz people quoting above 22k per square that includes everything labour+barbending +centering (roof to roof) and some people r asking for site to site measurement so can u give me the details of ur contractor and his working experience and also send me ur house photos my mail id is maheshvivid2003@gmail.com

I am also in the similar position building Plus 2 floors on the existing ground floor at chikkalsandra.

thanks dream_home i hav got the bbmp plan sanctioned n im in a process to find architect again same thing people r quoting different prices for the same work ..in ground floor 15 feet parking n ground + 1st duplex 4bedroom 4 bath and 2nd n 3rd r 2bedroom house for rent
so can u share ur experience with ur architect like how much u paid for working plan + structural plan + electrical+plumbing +3d elevation and the price for labour contractor ...is it roof by roof area or total site area
i met few architect they some have done reasonablly good work all of them r from known source
for working plan + structural plan + electrical+plumbing +3d elevation
a is quoting 38k b 60k c 40k and 6% for supervision
and c quoted 40k for working plan + structural and supervision to till first roof moulding
and most of the engineers r asking 2k to 3k per visit to site.
my qs is
a) did u hired engineer for supervising ur house
b) is it neccessary to pay 6% to engineer for supervising complete building
c) n most of the labour contractor r saying that ther is no neccessity to hire and engineer for supervising the house and they need just working plan thats all n they will handle all the work wat an engineer does so wanted to know wat u did in ur case
and also i have seen his work he did with out the support of engineer ..have done medium job ...i dont know wther its really worth paying 22k per square
even labour contract is skyrocketing 21k to 25k irrespective of ther work i can say for medium work
so can anybody tell the current market rate for labour contract

The labour cost should be between 17k to 21k depending on the Mason and his experience. 21k itself is on a higher side. To my knowledge, 25k would just be a daylight robbery.

@ JollyRogers i contacted few labour contractors and engineers all r telling if any labour contractor settles for even 20k per square for decent finish u can go ahead ... very recently 1 of our dads firend gave 18k for constructing commercial complex that includes labour+centering+barbending n extras r digging work ...im thinking of 18 to 20k not more than that
can anybody ans to my above a b c qs
bbmp plan n loan has been sanctioned n now im in process of searching architect n labour contractor
even i feel engineers r doing daylight robbery 2k to 3k per visit to site or 6% for supervision for estimated building cost

i spoke to labour contractor n he finally quoted 20k per square includes everythhing no extra ....i nego to 19k i dont know wther to go for 20k
