Contruction cost---please suggest

Hi All,

I am planning to start construction shortly. Planning to construct two rooms on G floor and a single bed room house on first floor on 20X40 site. My contractor is quoting Rs.1400/sqft for the following:
1. Pillered construction
2. Vitrified tiles
3. Teak foro main na dpooja doors. Red sal/honne for other doors
4. Red sal/honne windows
5. Mud bricks for all walls

Rs. 1400/sqft is exclusive of following:
1. Compound wall:(1.2L for excavation,foundation,5ft wall,plastering and painting)
2. Sump:Rs36,000 for 4000 lit
3. Permanent and temporory power supply: Rs.30,000
4. Construction of drain and drain slabs: Rs.8,000
5. Wardrobe, handrail other fabrication works and front elevation work(other than cement) will be the extra cost
6. Structural design charges: Rs.8,000
7. Construction of watch man house extra
8. Watch man salary extra

Considering all this budget will be above 20L :(

Please let me know if the above is normal.

Hello Jay,

I think the cost is on the upper side. I got my house done for 1250/- starting from Jan 2011. But would not suggest my contractor, cos of his workmanship. He is also charging around 1400/- these days.

I came to know the cost has shot up these days and its around 1300/- to 1500/-. But there are too many exclusives in your contract, except compound wall and power supply charges other exclusives should be negotiated. I have never heard any contractor charging for structural design, watchman and the store house. Besides this you will have additional costs - elevation ( ~ 2 lakhs), wood work (~ 3 lakhs for 3 bedroom house), electrical fittings ( ~50k), extra cost for things that were not mentioned in the contract.

First thing, get detailed quote for the material. Like cost and brand of vetrified tiles, bath tiles, kitchen tiles, bath fittings, wiring, over head tank (sintex costs 6/litre), parking tiles, balcony flooring. Ask him if he would include the cost of earthing, gate, electrical meter board, stone slabs in front of the gate, cable to connect meter board to the pole. Will he provide solar water line? Wat kind of doors for rooms (honne/flush) and wat kind of door fittings (locks etc) ? What kind of paint - distemper or emulsion?

If you are not careful, at the end of the construction you contractor can give you additional costs in n number of ways?

So get more quotes and compare them. Visit the contractor's work site or talk to his previous clients.
