Labour Contract for construction - Pls Help

Dear All,
we plan to start our construction soon with labour contract...we have got a quotation through one of our known sources as the contractor is supposed to be good as per the source.
Request you to please let me know if rate is reasonable and fair.
The details are as follows :
Area Rate per square feet of construction (Slab area) is Rs 210/Sq feet (Only labour cost)
1. The above rate includes :
- RCC work for column beams, slab stairs, lintel ect, RMC mix.
Brick work/solid work for walls as per drawing.
Internal Plastering with lime finish, external with sponge finish
Bar bending work as per design
Curing as per site engineer instructions.
Scaffolding work for external plastering scaffolding material
Door/window framed fixing
Does not include and are charged sperately :
- Earth work
Waterproofing works for toilets, terrace etc.
flooring and tiling works
Sump tanks, over head tank, compund wall and flagging concrete.
Electrical, plumbing, painting and carpentary works.
Elevation work such as dummy columns, cornices, fin walls etc.
Parapet wall etc,
Any architectural design by engineer will be charged extra
staircase inside the premises will be charged extra
above 10" height works will be charged extra.

I feel 210 is bit on a higher side.
Even if they charge 210, you should ask the contractor to include "staircase inside the premises" and "Waterproofing works for toilets, terrace etc." within the contract.

External staircase is usually charged extra but if it is a duplex construction, then you should not be charged for staircase. Apart from it, I guess everything else looks sort of similar to other labor contract works. 210 looks to be pretty high. I guess you should not go beyond 190.
190 itself is a premium rate and if you feel the contractor is good enough and worth the money, then only go for these rates.

1. 170/ SFT is the nominal price in bangalore.
2. This also includes the parapet wall + compound wall.
3. This also should include the cost of all the centring plates.
4. This also should include the cost of Gangmen during roof mould.
5. Check if this includes the cost of RCC column boxes.

You mentioned 170 for parapet wall/compound wall. I am assuming it includes parapet wall /compound wall/compound flooring/plastering/staircase/water proofing/centering/scaffholding/gangmen/internal flooring/door&window fixing/RCC filling for column/pillar/lintel/roof filling . Is this right? . I have enquired but nobody is offering all these inclusive and charging 200 rupees, by saying anybody offers at 170 then they will get the work but latter they will cheat you /quality of work will be bad as finish won;t be good like in plastering they will just won;t smoothen as expected. share your experience.
Other thing is concrete mixer charge to bear by us , and what is charge for this ?
he is asking the whole day charge during roof concrete would be borne by us with food for all of them as happy gesture .I am not getting, is this practice?

Hi Jayarani Jestina
I think the rate is good if the workman ship is good .They shouldn't be charging extra for item with in the building.All the other items are extra like compound wall, flagging concrete,tanks,sumps etc..
You should negotiate a bit not on rate but to add items like excavation, flagging concrete, sumps include in the cost.
Arranging for concrete gang men food as good gesture is very common.Don't keep paying to rcc mixture.It comes all with gang men cost.No one rent the mixture alone ,so there is no point in paying it separate.
Negotiate all the other rate for compound wall, parapet wall before you go with him.There is no way you can negotiate with them once you start the work.

They are the one who mix sand ,cement,jelly in machine and dump on the slab.

I am not sure of this has been discussed before but wanted to ask..
Which approach is better RMC or traditional mixing of cememnt, sand, jelly from the perspective of:
1) Cost
2)Quality
