Setback rules for a 20 x 30 house in JP Nagar 8th Phase, BDA

Hi,
I am planning to buy a residential house (20X30 site, with 1650 builtup area) in the JP Nagar 8th Phase, BDA site and BDA approved locality, got some doubts.
1) Should setbacks be followed as in the BDA masterplan 2015 document, ie for a 20 x 30 site, 1 feet in the front, 1 in the back, and 1 on right ?
What if my builder only left space in the back and not on other sides ?
2) Building is a G+2, with 1650 builtup area, is that allowed ? or only 1200 sft allowed for a 600 sft area ?
