Bangalore construction cost

Guys i am planning to build a duplex house in 30X40 site in bangalore. Need to know a rough estimate of the construction cost per sft. I am looking for a decent meterial like good wood, marble etc. Not too premium though. Can you please advise on the following

1 - Construction cost per sq ft
2 - construction cost per sq ft if i include borewell, govt approval, modular kitchen and wardrobes in each room

finished ground floor mould a week back
so far i spent around 11.20 lakhs
built up(24*45) in 30 *48 site
including someelevationwork
used indus/birla 53

borewell+motor 81k+60k

Thanks guys.. realised from above topics that for some good material the cost may come to 1600-1800 sq ft..so does it include govt charges, room wardrobes, borewell, solar, bathroom water heaters etc?

Or do we need to keep aside some extra money apart from spending around 1600-1800 sq ft?

Could someone provide some input on cost of internal door and window frames - Door: 7' X 3', 5" X 3" ; Window: 4' X 4', 5" X 3"; Wood: Saal/Ghana teak/Burma teak? Rft or Sft. Thanks

No sandeep, 1600-1800 is way high. I can recommend someone who does it for around 1350 - 1400 with good quality materials. call me @ 9980903069 and will share more details about what would be extra

Friends....on a nominal estimate, at today's prices, 1600 - 1800 still looks OK. Anything below this, is a suspect. The cost of all raw materials have gone up by 20% at the minimum, since the time I have started. Having said that, please keep in mind that no contractor works below a markup of 20 - 25%. Meaning, the actuals would be @ 1200 - 1350 / SFT. This again is the minimum markup. The max will include his savings on the bad quality materials he accounts for & so on.

However, as quoted by many, including myself, if you can invest your quality time, rest assured @ 1600/ SFT, you can have a quality & a beautiful house!!

Hi,
When you say Rs 1600 - 1800/SFT, How is the SFT calculated. Is it the site area or roof area or plinth area(pillar to pillar)?

And what all this cost does not include ?

SFT costing depends on the power of your negotiation.

1. I have a full SFT costing for the wall to wall area.
2. For the balcony + Parking, i have a agreed upon a 50% cost of the full SFT.

Browse the forms more diligently, where one of the boarder has completed his house @ 1000/ SFT, ofcourse, this is with labour contract.
