Construction Cost

I am planning to construct my house in a months time...

Can I know the basic construction cost?

And also requests you share basic informations which we should take care before finalising the contractor

Cost of construction depends upon the material and the quality of work. In Bangalore it varies from 1200-1500 per sq ft for moderate house (not too premium and not too luxury house).

Before finalization of contractor, Go and see some of their building and speak to client also if possible.
Few contractors are very good at work but take lot of time to complete because of labors problem / too busy with other project etc etc .
and few will be fast with good work etc etc . so before finalization take full feedback from others .Because constructing a house is not a small job, it will take lot of your energy and time and you cannot run behind them all the time to finish the work.

You may not get any quote from decent contractor for below 1500/sft considering the current rate of different materials. Agree that you need to visit and take full feedback from others. What is important for me is contractor should stick to whatever price he quotes unless you change the specification. So need to discuss with contractor and finalize the specifications. Talk and talk and you can make out what type of human being he is. If a person says he wants to visit the site before quoting anything you are 30% safe.

My contractor is charging me Rs.130,000/- per 100 square feet. Work started about a month ago.

This is a 3 storey house with 12 pillars. Not very luxurious, but very pratical house with simple design and elevation.

As said by others, your cost will depend on your requirements, quality and design. But expect it to be between Rs.1300/- to 1500/-.

The construction cost depends upon the building materials, labor and other registration charges which again in turn depends upon the location and surroundings. Regarding the contractor, make sure he is a certified or a licensed contractor. Do some research and get information about his past projects.

I am also in talks with one of a builder who quoted for 1300/- psqft. My plan is for approximately 1700 sqft duplex house on a 1500 sqft plot. I have seen some of his contructed buildings infact one of the house i am currently residing on rent, the house plan and construction work looks good, except for the fact that some of the materials used such as bathroom fittings, door's, lockers, even the cup boards (he only got it done), window railings did not appear to be good quality. What he said, is for the basic cost of 1300/- psqft those are the materials that will come, if better materials need to be used, then we can go with him for selection, and what ever differential cost is there that would need to be bourn by us. But i am kind of a disagreement with him, i feel for the cost that is charging, atleast a reasonable quality materials should be used. What is your opinion folks.

your contractor is right for rs. 1300/sq. ft you will get basic materials. I just finished my house and realized that the initial quote was for just that. By the time we got done it was probably rs. 1800/sq. ft. (we did select some upgraded materials and hence the cost increase).

@blritseeker, i should have also mentioned earlier, he also mentioned that to keep a variance of 20-25% in addition to basic cost, for various reasons like price rise in steel, sand, cement during the course of the construction, but i am skeptical about it, since i find this variance is quite high. ramks - if you see the variance from 1300 to 1800 (that is about 38% - this included the change in price of sand, cement, steel etc. and the selections we made). I will try to dig out the quote (only I have a hard copy and will have to scan it or get it entered into excel) and send it to your email id. Good luck.
