Construction of a House - end to end

Hi All,

we have a plot sized 60*40, we plan to build a duplex house around max of 3200 Sqft, we have just started discussions with an architect on the design of the house. I am looking for some kind of check list to guide me on various procedures/activities involved in a construction of a house end to end.
Appreciate if any of of you could provide the same.

1. Not more then 2-3 Watch men are allowed in site.Children are not allowed.
-Currently where i am building my house there are 10 people staying and one child fell from 2nd floor.Luckily she survived.So be careful
2. If any accidents happen at site owner is not responsible for it.Contractor is responsible for it.
3. Start RCC-Moulding only after get approval from Structural engineer and Architect.
4. Use only mud brick don't use concrete blocks.
5. Keep plan approval ready.
6. Use only river sand for construction
7. Before buying any material esquire it with 2-3 different dealers
8. For windows and doors go for a combination of Fiber-aluminum and flush doors
9. I will update as my house construction progress.

Construction activities include varoius stages :
First the design of your home is finalised.
then plan the structural design of the plan.
After that find a contractor and start the construction.
Various stages of the construction are:
excavation
casting of footings
casting of columns
plinth beams
wall construction
casting of lintels
fixing of door frames
plumbing &electrical
Plastering
Fixing of windows
Flooring,
painting
final fittings
elevational work
Compound, OHT and other external works.

While it is OK to understand the various stages of house construction, I think
you should decide on your approach to construction: will you be going for a
labor contract, item rate contract or lumpsum contract etc ? Look up many
threads on this forum, your architect can give valuable suggestions in this regard,
also look up agreement templates on the net for the learning value.

What is the role played by the architect : just the planning and drawings or
project supervision also ?

If you have already decided on the architect, it would be a good idea to have
a written agreement with him (though the true value of the contract may be
just to flesh out the assumptions)

(Note: I am not an expert, I am just learning things on the way...)

Me too has plans to construct a 3BHK duplex on 40 X 60 site. Can you please give me a rough estimate as how much it might cost end to end to build such a house
