Trying to post my previous posting info about construction,hope it helps
If you are going with a contractor please go with one guy for the complete job. This way you may have to spend 5% additional to sub contract type.
The biggest reason behind this is co-ordination problems, like a very simple one
*If the plastering in not done properly by the civil contractor, during the painting time the painter will be help less to give a smooth finish to the wall. At that point of time you can’t get back the civil guy to rework it. The contractor will simply take no responsibility.
*Civil guy co-ordination is very much imp for any work in the home. So you should have a very good team of civil workers.
*You said other works will be managed by the family members, to co-ordinate with various agencies in the construction field is so though, even for architects like us find many difficulty to get the job done. There should be a dedicated person from your family to manage all these things.
*The reason behind saying this is …at some point of time after the construction starts if you find it messy to handle these things and decide to go with the same contractor then you are in his hands .You don’t get chance to negotiate at all, contractor knows that you don’t have other go.
*To avoid these kinds of situations please ….please talk to contractor with all the conditions …likes
* Subcontractor - what will be his quote?
* Complete contract - what will be his quote?
* Labor contract - in subcontracts
* Material + labor contract - in subcontracts
* Item wise contract (The best option of all kind of contracts, with this type you can use contractor for what ever level you need at same time, you will have complete command on his quote since you negotiate every item well before the execution starts.)
