Guys can you please help me with the following requirement?
I have a 25X45 site in bangalore. Planning to construct a duplex house with the following requirements. I need to understand the build up area (approx) involved.
Ground floor - 1 room with attached bathroom , living room, car and bike parking and kitchen
first floor - 3 bed rooms and 2 bathroom.
I know it is difficult to come up with actual build up area but need approx value for my budget planning. Also i am planning to spend around 1250 psqft. Will I get good material in it?
Thanks

Your built up area depends on what you want and how big each of those rooms will be. You did provide a list of what you want, but did not say anything on the size of the rooms. I am sure our architects on teh forum will help you - but I suggest you give a little more info to them.

Hi sandeepms17,
your built up area depends on your road width (9m(30ft) or 12 m(40ft)) and the locality. its called FAR (floor area ratio) it starts from 1.75 and gradually increases . u can chack in bda website. setbacks that one need to leave on all four sides.
assuming min 1.75 you can construct upto 2000 sft built up leaving staircase, parking etc.

Many Thanks Ravi and Siteseeker...also i had asked about average cost per sq ft. I am planning for around 1250..is that good for a decent material? Also I believe Architect and BDA approval costs will be apart from that ? Am i correct?

Hi sandeepms17,
Architect , bda approval cost, bescome etc are totally separate.
arriving a figure on construction depends on what type of construction u r going into, pillars or load bearing walls, low cost technolgy, materials u want to use for flooring, etc...these things one can arrive in one-one discussion and on that given date. 3 major raw material rates(cements, steel and more importantly sand) fluctuate. Rs 1,500 for pillar based and Rs1200 for wall strucure is generic figure but i wont go by that because every construction and everyone tastes are unique. u can check lot of threads in construction section.
best of luck
