Construction of basement and building norms

Hello all,

i have a 30x50 site and planning to construct in 6-8 months. I planning ahead and was thinking of,

Basement (office + entertainment/sports room + 1 common bathroom)
Ground floor (kitchen + living room + 1 bed room + 1 common bathroom + garage)
1st Floor (2 bedroom with attach bath and walk-in closet + 1 library room)

I was told that as per building norms in india, basement construction is illegal. Is that true?

I was told that if you use construct parking in the basement, then it is considered legal and also not even counted in the total built up area (for FAR calculations)

I too was planning to have a basement which can have car parking as well as gym. But as per Revised Master Plan 2015 basement construction for parking is allowed only if the site dimension is above 200sqmt (i.e.2156sqft). However the space in basement can be used for personal Gym or Home Theater system or both. But the entrance to such basement should be provided from inside the building with adequate lighting.

Would appreciate if an architecht or someone who has built a basement in the last year or so comment if this is true and if there are any deviations possible provided there are other conditions met.

Hi,
As per the present bye law you cannot have a legal parking basement in site less than 200 sqm.There is no other way for it.If you read the bye law it says you cannot have car parking in basement .As per your requirements you are not looking for it.So you can make a basement and use for gym ,home theater etc...
Basement is not considered in Far if used for parking or gym .

My other suggestion is that don't ever dream about a toilet in basement it will take your happiness of your life just to maintain.You should have a dedicated pump to pump up all the sewage from toilet.In commercial buildings itself people are afraid of it.

Dear Praveen,
Wanted to know, what would be the cost of constructing in the basement? I was looking at an entertainment room (20*16) and bedroom (14*12).
This would be on a 30*40 site. I dont want a toilet or parking in the basement. Is it also dependant on the local soil quality? What would you recommend?

I have a site of 60*40. What the BBMP has to say is that basement construction is not allowed at all for any site less than 4000 sqft.

It contradicts to what is mentioned here as per the RMP.

But have seen many basement construction all across bangalore in even sites as small as 20*30.

Hi,
If you want a good proper retaining walls with professional water proofing .constructing a basement will cost you any where between 800/- to 1000/- per sft .
Basement with out any entry from road is lesser in maintenance.

@satishvasu when RMP2015 says your can construct basement how can bbmp say no.Check with them.There are some areas basements are not allowed in the city mostly in old city areas.

Thanks for your responses.

Would the same criteria hold good even for Mixed land use?

For Mixed land use, the BBMP guys say that it has to be more than 4000sqft to build a basement.
