rate of construction

Hi,

I would want to know the current rate of construction for a 30x40 site. If the total area is about 900 sq.ft , what will be the total cost starting from planning approval to the final stage? We are looking for medium style of fixtures and finishing in the house.

Hi

1) Planning cost depends on the persion you approach. whether an ordinary draftsman or a professional architect. It varies from Rs. 5,000 to 1 lakh

2) Building plan approval will cost you app Rs. 25k

3) Construction for normal construction is an average of Rs. 1 lakh per sqare(100 Sq ft). it is purely depends on the cost of the raw materials like steel rate, Cement Rate, Sand rate at that time. Normal construction means, no borewell/sump, ceramic tile flooring, ordinary electrical fittings like Cona, Roma, anchor brands, avg quality electrical wiring, ordinary PVC pipes for plumbing, flush doors for interiors doors, enamel painting for interiors and water distemper for exteriors, descent sanitary fittings....etc

4) Other outgoings are BWSSB charges, KEB Deposits, Sump/Borewell option, compound, interiod wood works like wardrobes, Modular kitchesns,,,,etc

on an average it costs you Rs. 10-12 lakhs for a 900 sq.ft House.
