Hello,
Please review the list of construction cost given by our engineer for constucting a duplex house. The total billable area is 1680 sqft and he has quoated 1.3 L per square.
I feel the rate is bit on the higher side. I need to negotiate and finalize the contract so, any one in the forum who has the updated market price kindly review and give your comments. it will be a great help for me.
SPECIFICATIONS FOR THE CONSTRUCTION OF RESIDENTIAL BUILDING
01. Footing, Columns, Foundation, Beams, Lintel, Chajja, Loft, Staircase, Roof concrete and Steel fabrication according to structural Engineer drawing only.
02. Bricks – Table mould.
03. Cement used and Cement proportions
53 Grade ( Birla Super )for RCC works,
43 grade ( Zuari or equivalent ) for masonary works.
9†brick walls 1:6
41/2†brick walls 1:4
Ceiling plastering 1:4
Internal wall plastering 1:6
External wall plastering 1:6
04. Roof slab 5†thick with cement finishing including water proof compound.
05. Roof height is 10’0â€.
06. Exhaust fan provision in kitchen.
07. Parapet wall - 41/2†with 9†pillars height 2’6â€.
08. Teak wood main door.
09. Saal wood frames (5†X 3†Size) and flush shutters with necessary powder coated
Fittings for doors. Also saal wood frame (4†X 3†Size) and Honne shutters, horizontal
Sqare bars with necessary powder coated fittings, plain & pinned glass for windows.
10. Vitrified tiles (10mm thk ) for flooring, basic rate is Rs. 50/- per Sft.
11. M.S Grill for Balcony & Staircase railings.
12. Dummy conduit for T.V & Telephone.
13. 3 Light points per 100 sft area as per requirement including fan point and one plug point excluding heating points on an average and one AEH point in toilets, two points in kitchen and one washing machine.
14. Anchor Roma Switches with modular boxes, Anchor Copper Cable, PVC conduits and necessary number of MCB & ELCB provided.
15. Shutter type distribution box with separate lighting and heating MCBs of Havells make.
16. Electricity, Water/Sanitary servicing charges to be borne by the owner.
17. Electricity upto meter board, Water supply & Sanitary upto compound wall at contractors scope beyond that at Owners scope.
18. Water supply – CPVC plumbing system for Internal lines & PVC for External lines, Sanitary PVC (“Supreme†Make) pipes 2 ½ †& 4†dia, 4 Kg pressure for sanitary line, 3†dia 2.5 Kg pressure for Rainwater Line with PVC fittings.
19. Taps – Long body for kitchen and Short body for bath rooms (JAQUAR- Continental series), deliver line between geyser & mixer will be provided.
20. Bathroom dadoing upto 7’0†height, Ceramic tiles with Basic rate of 30/- per Sft. for flooring and dadoing.
21. Ivory colour Hindware make basic model commode and washbasins.
22. O.H.T – Sintex tank of 1000 Liters capacity.
23. Kitchen – Black granite kitchen platform with steel sink and 2’0†ceramic dadoing above the platform.
24. Painting work –
a.Asian Premium Emulsion for ceiling and internal walls (one coat primer, two coats putty and two coats emulsion).
b.Asian synthetic Enamel paint for M.S Grills and wood work.
25. Asian ACE Exterior Emulsion for external walls.
26. Front cladding works if any to be paid extra.
27. Portico, Sit out, External staircase, Balcony and any roof projections open type with tiles for flooring charged at 50% rate.
28. Water and Electricity charges for construction to be paid by the owner.

A. Rs.1,30,000/- (Rupees One Lakh Thirty Thousand Only) for 100 Sft area.
B. The Architectural and Structural charges are included in the above rate.

The Rates seem reasonable, what about cost for getting electrical connection, sewage connection
Plan approval by BBMP, and then gate subdekal and plumblines for solar .
Secondly number of electrical points, wardrobe and showcase .
The number of bathrooms ad no of wash basins also need to specified.
My contractor charged me extra for drop mesh , parapet wall as extra

Thanks for replying, Contractor dint bare the cost of BBMP approval. we ourself have done it.
Sewage-- they only provide the connection upto compound wall the rest is ours.
About electrical connection they will get only TP from bescom, the bill has to be paid by us. and we have to apply for permanent connection after completion
We havent spoken about the solar plumbline., I have to clarify about that(thns for mentioning it)
Wardrob and showcase are not in the scope of contract.
Contractor say the things which are not in the list are of extra cost.
The thing which surprised me is he is charging extra for -Flagging concrete alround the plinth. ,Sump tank of any capacity. and Rain water harvesting. is this the trend going around in the market today?

Is the structural drawing ready? is he ready to use any mm rod thickness? OK since the design consultancy is in contractor scope he can design the way he want.

up to what cost of cement he can bare?what happens if the cement rates goes very high during construction?

Please note the following
Assuming lets say a house has to cost 2500000/- at a given rate per sq ft, the contractor shows a lesser price for the materials in the total budgeting. For eg we were also given 45 Rs for vitrified but in reality any good branded quality vitrified will not come less than 70 to 85 Rs per sft which is nearly double the estimate. Same is the case with ceramic tiles for bathrooms.When you come to the finishing stage you will have require another 5 lacs because all the good sanitary, tiling and other materials are costing more than the estimate given by contractor
Bricks they will try to put of lesser quality , when you intervene the higher quality will cost more.All this pushes up your total cost by another 5 to six lacs.
Knowing this the contarctor apportions more in labour and makes a killing .Pls take stage wise cost estimate eg foundation, ground, wood work, sanitary, electrical and a break up of these into material and labour . Then check up the material costs personally to find whether the estimate tallies with reality and work out actual cost based on square feet and add up all the materials and all labour to get to thumb rule percentages and check.
Also the contractor takes you to shops where he has a commission worked out so that anything you buy is already inflated and he gets a cut .Make it clear at the beggining that you will decide on materials .you will get quality at the right price if not at a cheaper price.
