Number of floors allowed for 60x40 site at BSK 6th stage

Hi,
Me and my family(brothers) are planning to construct a house on a 60x40 site at BSK 6th stage with 4 floors(G+4) with G(ground floor) only for parking.
The width of the road is 60feet.
We would like to know the number of floors that can be constructed in this plot area of 60x40 as per FAR norms.
We are planning to have a built up area of around 1800 sqauare feet on each of the floor's.
If there is a FAR violation of one floor then will BDA/BBMP demolish this violated floor? Are there any such instances?
Can this violated floor be regulated via Akrama/Sakrama?

I dont understand why people think of voilating. Of course, in India, you can voliate and even get away even though voilation is illegal.
Whether you can voliate or not and to what extent you can voliate depends on various factors (unwritten rules) such as
1. your association to politicians
2. religion
3. caste
4. subcaste
5. rich vs poor
6. your association to religious institution (mutt, temple, mosque, church,...)
7. your association to regional organization such as KRV, etc etc
8. your association to BDA/BBMP officials
9..local language (kannadiga in karnataka vs non kannadiga in karnataka)
10......
When you voilate, whether your building gets demolished or only a portion of it gets demolished or never gets demolished depends on
a) your affiliation to some of the factors listed above. Greater affiliation, lesser chance of demolition
b) your neighbours affiliation to some of the factors listed above. Greater affiliation, higher chances of demolition
Recently, my friend was successful in getting significant portion of his neighbours house demolised, since there was no set back as per guidelines. I hope we will hear more and more of such incidents.
Even in Akrama sakrama scheme, you may pay penalty. But, fact that voilation has happended cannot be hidden, because it would be visible to everyone. Also, think what would happen when your neighbours also voilate the same way. Akrama sakrama scheme will not bring additional light and ventilation to your house or to your neighbours house.

Hi,
I truly agree to your points and concerns.
With the increase in price for a piece of land and increasing inflation around, common man is helpless.
If the Govt. officials had done a realty check and, approves and monitors only those plans which are as per BDA/BBMP rules/guidelines then the question of violation does not arise.
My point was not to justify the violation.
My point was whether construction of 4 floors ( G+4 with G(ground floor) only for parking) are allowed on a 60x40 site which is facing 60feet road.

Hi sathish,
You can construct up to 6000/- sft in 40x60 site with 60' road width.You can go for g+3 floor with out any violation,still you will be left with permitted floor area.
Since the parking floor is not calculated in to FAR.
Hi Akalale ,
Did you construct a house or yet to.Violating construction rules in India doesn't need to be political background or religious back ground.Our law has enough loop holes to deviate rules .So a person building in 20'x30' (so called poor guy) is not able to deviate rules.Can you show any one building built in smallest sites with out violations?
There is no relation for your society status to violating rule in construction .Yes you are true about big guys in minting money by in acquiring govt lands for free,dumping common people ,cheating poor needs political,religious supports.
**** These are just my personal opinion ,may vary from person to person

Is there any restriction on the height of the building that can be constructed or is only the constructed Area(for eg 6000sq ft) matters?

Hi sathish,
There is as such no restriction on ht, but building ht is directly proportionate to setback sizes.If you go above 11.5 mts you need to leave 5mt all around .This doesn't work in your case any way.Leaving 15' around, you will left with nothing.

Above 5 floors requires permission from Fire Force/KEB/BBMP commisoner Department/permission...
best bet is Cellar+ground+3....

The 6000 sq ft allowed is carpet area or built up area or wht all does it include ?
I too have same situation where G+4 floors on 60*40 site.... Parking on ground and 2 houses each on floors 1,2,3,4

6000 sft is total built up area including your walls ,balcony,covered parking etc.Practically achieving 6000 sft of built up is not possible due to ht restrictions and setbacks.
