Item Rate Contract -Dec 2010

I am constructing a house in Mysore. I received an item rate contract from my engineer. I would appreciate if anyone who is constructing today, comment on the rates.

1. Earthwork excavation in ordinary soil Rs 9.00 per cft
2. PCC 1:4:8 Rs 75.00 per cft
3. Size stone masonry 1:6 --> Rs 104 per cft
4. Earth filling and consolidation Rs 8:00 per Cft
5. Brick Masonry 1:6 --> 70 rupees SFT
6. Concrete for lintels cement Rs 170 per cft
7. Concrete for Chejja Rs 140 per cft
8. RCC for column footings, columns, beams and staircase Rs 180 per cft
9. For Slab Rs 170 per cft.
10. MS Reinforcement for above Rs 45 per KG.
11. Ceiling plastering cm 1:4 Rs 26 per sft.
12. Internal Plastering cm 1:6 Rs 23 per sft.
13. External Plastering CM 1:6 Rs 24 per sft.
14. 20mm Granite flooring tiles Rs 160 per sft ( granite Rs 95/sft and labour, plaster of paris, CM 1:6, acid wash and excluding bed concrete of 1:4:8, which is paid separately = rs 65/sft)
15.Skirting bathroom wall tiles and flooring tiles Rs 65 per sft - rate includes material, cement mortar, providing nozing and labour.)
16. Flooring Tiles - Rs 72 per sft.
17. Kitchen Dadooing tiles - Rs 41 per sft.
18. 30mm Granite for kitchen platform - Rs 125 per sft.
19. Interlocking flooring (external - for driveway, etc.) Rs. 54 per sft.
20. ceiling painting Rs 7.50 per sft
21. internal painitng Rs 7.50 per sft
22. External painting Rs 5.60 per sft
23. M SRailings Rs 115 per sft
24. Folded shutter for Garage Rs 300 per sft.
25. Gate Rs 210 per sft.
26. Providing electrification, sanitary and water supply - 18% of the charges (above + charges of doors and windows).

The rates go up for first floor ( brick masonry -72/sft, MS -47 per kg, plastering 26 rs /sft)

I am comparing your rates with ours, but have to make these 2 caveats:
1. Our construction is in Bengaluru (not sure if that makes a difference or not).
2. We started our constrcution June / July 2010 (maybe rates have changed since then).

OUr numbers are in bold inline withy your list of items, in BOlD.
1. Earthwork excavation in ordinary soil Rs 9.00 per cft - rs. 4.5 /cu ft.
2. PCC 1:4:8 Rs 75.00 per cft - rs. 63/ cu. ft
3. Size stone masonry 1:6 --> Rs 104 per cft - rs. 63 / cu. ft.
4. Earth filling and consolidation Rs 8:00 per Cft - rs. 3 / cu ft.
5. Brick Masonry 1:6 --> 70 rupees SFT - exterior walls - rs. 95 / cu. ft. interior walls - rs. 48 / sq. ft
6. Concrete for lintels cement Rs 170 per cft - rs. 165/cu. ft.
7. Concrete for Chejja Rs 140 per cft - rs. 50 / cu ft. .
8. RCC for column footings, columns, beams and staircase Rs 180 per cft - footing rs. 130/cu. ft & rs. 170/cu ft for columns
9. For Slab Rs 170 per cft. - rs. 162 / cu. ft
10. MS Reinforcement for above Rs 45 per KG. - we pay for steel as it is purchased, so it will be current rate.
11. Ceiling plastering cm 1:4 Rs 26 per sft. - rs. 18/sq. ft.
12. Internal Plastering cm 1:6 Rs 23 per sft. - rs. 18 / sq. ft.
13. External Plastering CM 1:6 Rs 24 per sft. - rs. 18 /sq. ft.
14. 20mm Granite flooring tiles Rs 160 per sft ( granite Rs 95/sft and labour, plaster of paris, CM 1:6, acid wash and excluding bed concrete of 1:4:8, which is paid separately = rs 65/sft) - rs. 55 / sq. ft (not including granite.
15.Skirting bathroom wall tiles and flooring tiles Rs 65 per sft - rate includes material, cement mortar, providing nozing and labour.)
16. Flooring Tiles - Rs 72 per sft. - vitrified tile flooring, excluding tiles rs. 35/sq.ft.
17. Kitchen Dadooing tiles - Rs 41 per sft. - rs. 33 / sq. ft.
18. 30mm Granite for kitchen platform - Rs 125 per sft. - 20 mm thick granite rs. 55 /sq. ft.
19. Interlocking flooring (external - for driveway, etc.) Rs. 54 per sft.
20. ceiling painting Rs 7.50 per sft - rs. 7 / sq. ft for 2 coats.
21. internal painitng Rs 7.50 per sft - again depends on quality of paint, for premier paint - rs. 11 / sq. ft for 2 coats.
22. External painting Rs 5.60 per sft - depends on quality of paint for Apex paint is rs. 11 /sq/ ft for 2 coats.
23. M SRailings Rs 115 per sft - rs. 10 / sq. ft (only installation - no materials).
24. Folded shutter for Garage Rs 300 per sft. - rs. 300 / sq. ft.
25. Gate Rs 210 per sft. -
26. Providing electrification, sanitary and water supply - 18% of the charges (above + charges of doors and windows). - 10% for electrical works, 17.5% for plumbing.

The rates go up for first floor ( brick masonry -72/sft, MS -47 per kg, plastering 26 rs /sft) - no change between ground floor and first floor rates.

Seems you got better deals on some and some come out same. But really you will need to see which are the larger items and add up to a lot (if you got a better deal on that), then you come out way ahead. Even though I put the numbers to paper for your comparison, I will not be trying to see if my numbers are higher etc. (just so I don't regret anything). I am happy with the work that is going and the relationship with my builder. In the end, we need to be happy with the final product and be happy in the home!

Thank you very much for your quick reply.

I am not the kind of a person who penny pinches a lot. My engineer is very qualified and has a Masters from IISC and has about 40 years of experience in construction industry. He also has engaged another engineer to assist him. So I expected to pay him above market rates, but wanted it to be reasonable. The prices of labor and material are cheaper in mysore compared to Bangalore. One thing I could not digest was his rates for SSM, where each size stone costs about 5.25 in today's rates and paying Rs 104 per cft, does not justify.

A Mason charges Rs 400 in BLR, while it is Rs 250 - 300 in Mysore, that probably explains the difference in rates fro Brick Masonry.

sorry I did not mean to imply anything negative. But just was giving the data I had and my approach. Excuse me if the message implied any such negativity.

Good luck with your construction. Please post or PM me any info that you think might be useful. I am trying to write a diary of my construction experiences etc. will post it when I get a chance.

Guys, I see above rates of 72/sft for vitrified tiles with laying and 35/sft minus the tiles. I am planning on renovating an old apartment which has old marble floors which donot appear to be of good quality. How much do you think I will need to pay up for taking out the marble and then laying some nice 1mx 1m vitrified tiles. Thanks in advance !

I did not see any negativity in your post. I went with this Engineer based on the recommendation of a friend and being new to Mysore, could not find any other engineer offering item rate contract and could not compare, and hence the query on bdasites. SSM adds up and the difference in foundation alone comes to more than 1.25 lacs. It was good that you responded quickly and with details.

Where in MYsore are you constructing your house. My sister might start construction too (but hers will be over an existing house - so some of the rates might be different and we will have to exclude foundation etc.). I will post her with your info, if she needs would you mind giving your engineer's contact info.

Parkom, I am sorry I don't have any knowledge of renovation in Bengaluru. We redid our floors here in the US, but that will not really help you. Good luck.

Hi parkom,
For renovation the cost will be more since you need to remove the existing flooring and put a new one.
The other option is to lay tiles on marble using rock cement.you need to make machine groove lines on the existing floor and stick the new tiles with rock cement.
In the second option you should be careful about the door gaps,floor slopes etc...
If you are looking for good range vitrified tiles it starts at 60/- per sft only.
