Its all on the mutual understanding of the neighbours. If your neighbour has not left any space, he does not have any right to ask you to leave 3 ft.
Even though BDA/BBMP plan approval says 3ft, hardly anybody leaves more than 1.5/2 ft. Discuss amicably.

kpb & m3,
Thanks for advice. We have listed upfront as to what we want and any extra work in all the floors. Contractor has agreed them to our liking.
We have also asked for item rate before signing the contract. Even with that, i dont find major cost savings. If I push more, then it will be difficult to manage.
Since, we know the contractor for years we plan to handle it accordingly.

Hi All,
I have some basic questions about house construction and would be thankful if someone can answer them:
1. Item Rate Contract : I have seen some people with Item rate contract inquiring about sand suppliers, steel purchase, different wood options for door/windows while the
is in progress. Since the quality of materials (sand, cement, steel, wood etc) is already agreed and the price is also agreed upon:
Is it possible to change mid-way. Also, can we buy material like door/window frames on our own and get the amount reduced in the contract ?
For flooring, usually the tiles/granite/marble rates are specified in the contract. Can we ask the contractor to buy the material from a specific shop (good
quality, cheaper) or is it that we can just choose the color, quality etc and the contractor would buy it himself Even if its more expensive than if the customer himself purchases.
Should everything be completely decided before start of construction or there is some flexibility for modifications in price, quality later?

Item Rate is the best way to go & with detail specification W.R.T the plan. Your House may come up to 30 Sqrs. Good luck
