Venky,

My plan is not frozen yet.Since my plot is southfacing making it vaastu compliant is little challenge. Once its frozen I will keep you posted.

I have shared two plans i had received.But we are working on combination of both which has not materialised so far. Please do mail me your plan.hope to get some more good ideas.

Discussed with my contractor and we have finalized the following.

Per Chedra - Rs. 1,50,000
Mine is a 30x40 plot with GF,FF,SF floor plan. The construction plan comes to 2400sqft. (GF - 2 Car parks+home office, FF & SF - Duplex 3BHK)
The contractor has considered external staircase, compound wall and extended balcony as extra sqft area and quoted for total 3000sqft area.
So, the contractors are negotiating on roof-to-roof area charges.
Plus some extensions of balcony, sump, wardrobes, gates, overhead tank, mold brick (SVB/MBT), Inus/TMT steel, Zuari Cement, finolex, bathroom fittings and other standard materials are included.
During negotiations, he claimed that Cement/sand/steel has increased 15-20% from last 4-5 months. And labour is a huge problem always.
Varing rates for coolie to mason.
Let me know how I can negotiate further. Any suggestions pls?

truly speaking, these extensions should be considered @ 50%.

I am still in the process of construction, so take my comments with a pinch of salt...
one of the feedback I got while considering contractors is that going for a "per sft or chedara" blanket rate is a little risky. In such cases every piece of extra work you get done inside will be charged extra, and hence the 1.5 lks you plan for may be way off.
So item rate is usually preferred (Rx x per cft of column, beam, wall etc.).
If you prefer full contract like the way you are talking of, you may want to get a supplemental rate agreed upon for all extra work before hand.

I am having a site of 24 x 35 My next site fellow is telling to leave 3 feet but he is not left any space. How I can go ahead in this matter.
