Hi ,Pooja
These are my personal views,
First floor
1.Kitchen in unit one is not sutable for "L" type counter
2.
Second floor
1.Living has no option for TV, in current life style a wall Tv is must in living , no more corner business.
2. Stair case area is consuming much common area ,unless you wanted the double ht effect
3.Though the kitchen area is more it has no use ,since the counter lengh is less than 10' .In kitchen i believe in counter lengths rather than the floor size.Less the counter length lesser the storage and work area
4.Utiliy can accommodate either sink or washing machine since the entry door is in one corner
5.Ideally wardrobe should always be planned on the longer side rather than shorter side so that the effective spacial feel of room remains good .In your case though the bedroom is 11'x15' wardrobe will occupy 2' + 7' bed so effective you are left with 2' gap between bed and wardrobe .This makes room look small visually
Third floor
1.Stair case lading area is close to 30% of the total floor area ,due to its shape the space cannot be used for any activity .I feel the space getting wasted
2.Ideal toilet size should be 8'x5' ,you will be wasting close to 2' 5' space in current toilets, unless you did it for luxury.

My liking in plan
1.Lift location is very ideal
2.Cross ventilation is done in all the bedrooms
3.first floor plan very efficient compared to second and third
4.Nice tv wall provided in first floor unit -1
5.third floor study room is good

Why do you need external stair from second to first unless you have future plans to extend , other wise terminate the stair in second floor and use the space efficiently .

All the above comments are only opinions, as an architect i know there would be lot limitations that made the other architect to plan this way.Reading above comments you should only try to prioritize your requirement and concentrate to achieve them first rather than trying all.

Thanks Praveen for your inputs.
I changed some of the design. I eliminated one bedroom units completely. Going for only Ground + First floor right now. At later stage will build duplex.

We are in a somewhat similar situation, got approval for parking+3 floors, but only have finances for G+2. Our contractor and architect are advising that we really stretch and somehow complete the 3rd floor also for a number of reasons

- Cost of construction is only going in one direction upwards, if it is 20L today, likely in 5 years, it will be 30+.
- You will have more add on expenses like replastering and painting for the entire building
- Chances of seepage for top floors
- Disturbance to residents

His suggestion is that we complete the slabs and outer wall, if we don't have the finance now, we just leave the shell without the finishing and as money comes in, we can complete the rest.

To me, it sounds like a reasonable view. What do the other experts think?

What you say is exactly true........the cost will increase in future. Right now, we will build ground floor(650 sq.ft) and first floor. hopefully, if everything goes well we might build the rest.
Does anyone have idea on windows. I like long glass windows from floor to ceiling (at least 7 feet). with sliding options.
which company manufacture good quality. If you know any please share. If you have any links with pictures please share.

Hi Pooja,
though your site doesnt come under A khata was it really needed to get the plan approved from BBMP?
I got to know that when your site has B khata there is no need of getting plan approved and there is no verification/checking done at the construction site.

Our site falls under B khata. We will start the construction without plan approval. I hope everything should go smoothly.

Hi Pooja!

Do you have any provision for power supply? You may not be able to get temporary power connection without plan approval. What is your water source? Even if you manage with tanker loads you may need power supply at certain stages of construction.

Hi chandrasekar,
We can get the power connection by showing sale deed and all the years tax paid receipts.
will use the bore well water. Bore well was drilled in June.
