Hi Murali,

My house construction is in progress in Whitefield. We are souring River sand from Hoskote Highway junction (Between Kadugode and highway toll gate) - you will find no. of trucks parked always. There you will find all variety of sand from AP & TN state. Be careful that you will be surrounded by 10s of people showcasing there sand and try to nab you towards their truck :). I had this experience in Hoskote junction and Hebbal as well. Regardless, wherever you buy sand from - make sure you check sand grain consistency (based on your purpose i.e. plastering or concrete etc.), impurities (e.g. clay, mud etc.) and truck load volume (tonnage or cft). To check consistency, I along with our mestry had taken 5 ft pipe (1" inch) and we took the samples (by piercing pipe) in those trucks which we felt okay at first glance and then negotiated the price.

As far red clay bricks, on way to chikkatirupati (via Hopeform signal -> channasandra road) you will find multiple table & wire brick moulding farms. If you have big requirement, I suggest go over there, have a look at different farms - get a samples and decide. I'm getting solid red clay bricks taken out from middle of kiln (flyash + coal oven) @ Rs. 5.55/-. The price is dependent of delivery location anyways.

Thanks for the valuable information. I will go along with our mestry and check the sand.
We are planned to constrcut G+2 on 40x40 site with complete red clay bricks. decided to go for wire cut brick. I will visit the farms once to check the quality.

Hi Ravikumar,

You can check at Chickpet in "AM Lane" Road where you will see all the Electrical shops.

Check at "Singhania Enterprises" where you will get Original Products at Good discounted price (Havells & Finolex Wires)
I purchased all the Wires from there only - Havells (4 Sq.mm, 2.5 Sq mm, 1.5 Sq. mm, 1.0 Sq.mm)

Now nobody is giving the Electrical goods without GST Bill, All the prices have increased substantially.

Total depth 700 feet and for 650 feet pump was installed

Havells 4 Sqm 3 core flat cable - 97 per meter
SSS Gold Panel Board - 3000
Stain Steel end caps, NRV, CPC and other fittings - 1700
Transport and installation - 3000

Total bill paid - 70600

Hi,

I am starting construction in hbr layout as labour contract 1+2 floor on existing ground floor..mansion is asking 30000 for chadra...how to calculate balancy where no walls only roof for mansion labour

Hi Prashanth,

I think the Labour Contractor(Mason) is charging little higher in your case - 30000/- Per chadra is costly considering you are constructing on existing GF.
Currently the charge is from 23000 - 27000 (Including everything except Plumbing/Electrical/Flooring)

If Red Bricks are used then the charge is from 27000, for Cement Blocks it will be around 25000/- . Usually they charge the Balcony/Parking at full price when they taken everything or else it would be 60-75% of the Price.

Take in writing all the breakup before assigning the work.

Thank you @swami_blr and other contributing members,

You guys have amassed lot of information and this post is really helpful. Any idea how much is the final construction cost coming down to per sqft. I am planning to start construction of my house and total built up area is upward of 6500 sqft.

I hired an architect and he is charging around Rs 7 lakhs lump sump but he lives very far from my construction site and travels to other countries every 1-2 month which has already delayed the construction. Overall he has given me a very high estimate which is more than Rs 2300 per sqft excluding furniture and lift cost and pushing me to choose a contractor of his choice which I am not happy about. It looks like if I chuck the architect, I might end up saving a lot of money.

SInce I have got all the drawings and documents from the architect, I am now looking for a good contractor and have talked with few who have given me a quote of Rs 2000 per sqft, I have to meet few more. I wanted to know how much is the overall cost incurred per sqft for construction including material, so that I can ask for a competitive rate after adding contractor's margin and some buffer.

Any information will be appreciated.

for a 6500 sft, your Architect's price is higher and looks to me as a commercial price.
Any Architects who is not available for you when you are in need is a waste of time, and hence cost too.
Contractor estimate 2300 psft is very high too even if he giving with woodwork, then "furniture" you meant wardrobes, modular kitchen, TV unit like that?
