i paid rs 3000 to engineer to design the plan n to build up the file(which includes all the neccessary documents to get plan santioned) and we ourself submitted fite to bbmp
for stilt+g+1+2 (apprx 28 squares )and road cutting for electricity and water supply
total is rs54k
we didnt pay any bribe coz my father was once ex bbmp employe

Can you share where you decided to by all the materials? Is any discount you are able to get, as i heard without getting control over price over the material it would be difficult to get house finished within 1300 to 1400 Sqft with good first quality items. We talk about labours but getting right materials at right price is important. Please share the details that would help as i am planning to construct the house.

im in initial stage now ..done with plan sanctioned architect n labour contractor and cleaning the mess in the site now looking for borewell guy
i dont have much exp to share coz im in initial stage now ..i can only share my exp stage by stage how ever i hav done a small research on building materials before deciding to build a house
we have to buy the materials in bulk like wood/bathroom fitting/doors/tiles/plumbing n electric items thats wat i heard
for ex im finding a borewell drillers so im asking 3 to 4 diff borewell drills to quote their prices and so that i can see the diff n able to nego the best person for the job ..i asked kanan borewell n other borewell drillers refered by contrator all r quoting diff prices n once i get to know the market rate i can decide n nego further
i always try to find the market rate for which ever material i want to buy so it will help me to decide n nego and i have decided not to buy materials from any agent or retailer i rather buy from company/manufacturer or distributor so i that i can save money

Hi maheshvivid2003, Im looking for a borewell driller as well, Have you already found one? If not, Can we negotialte with the same driller ? That way Im guessing it would be a fair deal for both. What do you say ?
Also, Can you please share the contact details of the contractor whom you have finalized your contract. I am looking for a labour contractor as well and any info would be really helpful.

i have given to vishnu borewells 67rs for 0-250
we got water at 300 feet n 104 feet casing 2mm thickness n rs 280 for casing pipe caltube 2mm he told we got water at 4inches i dont know how far its true
i had a lil bad exp with these guys i told them to drill another 40 feet but they didnt agree and i did fight atlast but they were giving the same reason like we cannot drill more coz water is already coming at 4inches ...i dont know how far its true
n they dont have time sense i told them to come at 5am but they turned up at 12pm

1. Inches to water flow conversion table is:
1.0 inch is nearly 600 Liters per hour ( 10 Liters per minute)
1.5 inch is nearly 1650 Liters per hour ( 27.50 Liters per minute)
1.75 inch is nearly 2425 Liters per hour ( 40.42 Liters per minute)
2.0 inch is nearly 3382 Liters per hour ( 56.37 Liters per minute)
2.5 inch is nearly 5919 Liters per hour ( 98.65 Liters per minute)
3.0 inch is nearly 9329 Liters per hour ( 155.48 Liters per minute)
2. 4 inches at 300 feet is quite amazing if it is indeed true. Normally, you will realize that the drilling truck would be under tremendous pressure to go further & it is very visual in appearance & 4 inches yield will have water all over the land in no time, rather over flowing, which in your case must be verified.

my observation at 260 feet we got decent amount of water n they covered with sacks they told its 2inches water and 280 to 300 feet again they covered with sacks n this time they were holding it tightly n water was overflowing n it was more compared to fisrt 1 ...i asking that how do u messure the eaxact water pressure ...but they told by exp we get to know n they didnt used any device to measure but my father was quite happy he was sure that its not less than 2inches ....before taking the final call i called up the geologist n told them all the things n he told that its not possible to drill when water pressure is more n he also suggested to go for another 2 pipes (1pipe=20feet) n i told the borewell guy n he still didnt agree n he was telling the same n he also spoke with geologist n explained the details n finally geologist suggested me that water is not less than 2 inches if u want u can go for another 20 feet but the borewell guy didnt agree ....n other local guy was telling me that it requires more diesel to drill another 20 to 40 feet so it will be loss for them
borewell guy suggested to go for 2.8mm thickness that is first pipe in the ground n four 2mm thinckness pipes
i paid 25k n day after tom i have to settle the final amount
later i came to know that he is agent not the owner
