Number of floors allowed for 60x40 site at BSK 6th stage

The 6000 sq ft allowed is carpet area or built up area or wht all does it include ?
I too have same situation where G+4 floors on 60*40 site.... Parking on ground and 2 houses each on floors 1,2,3,4

Maybe this is a silly question, but how does one build beyond G+1 (without considering a basement) if the height of the total building was to be restricted to 11.5m ? Seeing people talking about G+4 here, I am obviously missing something.
