Need Review of floor plan for 30X50 site

Hi All,
I am planning to start construction on my 3X50 plot near bomasandra. Plot is east facing Road and West 10 feet pathway with childer park. The site is near to IT company / SEZ zone . Planned floor plan to suit for rental purpose for nuclear family.

Floor plan consists of 3 units of 1BHK in each floor. Please review the floor paln and provide your valuable comment.

The plan is pretty simple and pretty much suites the purpose.

Only thing I can think is.. that there is kitchen on one side and toilet on the other, which means that you will have do plumbing on both sides of the house...too many pipes going all round.. might not look great, higher plumbing costs.. plus increased chances of clogging.... it might help to keep kitchen and toilet on one side..

Thanks Ganesh. I will talk to architect regarding this.

Even I have concern over waste plumbing pipe passing throug the balcony passage. Is there a way to avaid this?

It is not just about plumbing pipes.. it is also about sewage chambers going all round your premise, which isn't aesthetic (plus might not be vaastu compliant also)

If you can bring both the kitchen and bathroom to a side, it will make the plumbing simpler and cheaper and elegant.. the downside is, the rooms may not come square enough..

You can also make a drain chamber between two units, and align the kitchen of one house and bathroom of the next house around it.. that way, all pipes will be centralised and it will look lot elegant and manageable. the downside, you will lose 3ft x 3ft space..

make the toilet attached to room and provide door from living also. the 5 feet space which u have wasted between room and toilet can be used for dining purpose near kitchen.

1) Check room dimensions again if possible.
Rectangular room in length and breadth ratio of 1:1.5 is best both from usage point of view and cost.

Think of a Double bed 6.5' x 6' side space for movement and TV placement before you fix dimensions of bedroom.
In squarish room like 10×10 and 10x11 you have to use double matting in RCC slab reinforcement to avoid vibration on upper floor or roof while walking.

You can use simply supported slab consuming less steel in rectangular roof with breadth up to 12 feet.

2). I presume you want to build lots of units in 3 floors to get maximum rent however if room dimensions are not right and if you have no parking space you won't find good rental value.

Why don't you use ground floor as stilt parking for all the tenants and build 3 floors over it ?
Max height as per BBMP is 37.5 feet for 30x50 plot so you can keep 9 feet stilt parking on GF and floor height of 9 feet for each floor giving you total 4 floors.

3) stilt on ground floor will ease out your problems of passing sewage lines and space for building chambers. Also you will have more space for construction of water sump and mandatory Rain Water Harvesting provisions.
If the chambers and lines are not proper tenants living in 9 units will clog sewage every month and you will spend lots of money in calling jetting machine for clearing. Each visit of jetting pump macgine costs money and dirties up the place. Maintenance of sewage is always landlords responsibility.

4) For more than 4 kitchen units and more than 5000 sq feet built up area anyway BESCOM will insist on transformer and you have no space for transformer yard in your plan.

5) for 9 units you need to assume 18 -24 people living in them and assuming standard of 200 - 250 liters per head you need 4800- 6000 liters a day. This requirement has to be supplemented by tankers. Regular water tankers supplies dont come daily to each apartment you need atleast 2 -3 day storage capacity in sump tank taking lower side of 4800 also you need to plan for 12000- 15,000 liter sump and in your current plan there is no space for sump construction.

In short think of constructing like small apartment and not like independent house on 30x50

Thank you Sir for details analysis of floor paln and recommending valuable input from your side.
I discussed with Arch , he suggested that stilt parking would be costly and required lots of structural details.

Ground floor plan is still in progess , where i requestes to have provision for 15000 lits sump and i single unit for security purpose & leave enough space for parking in ground floor.

Cost of stilt floor is less than 50% of finished floor generally.(only column,beam and slab cost + plaster and parking tile flooring)
Structure detail will be same as upper floors.

Also you will require a transformer for BESCOM connection so keep space for that.
