CONTRACT RATES FOR 2ND FLOOR HOUSE CONSTRUCTION

Dear Sir,

I intend to go for 2 nd floor construction on existing gnd/Ist floor house on 30'x41' Plot.
There are no pillars and 2nd floor plan (10 squares)is similar to 1st Floor plan - building walls on existing walls.

I have enclosed the contract rates for various works .Please comment whether these rates are OK and reasonable for 2nd floor construction in H S R Layout sector -7.
I really appreciate your expert comments.

Some of points that I noticed in your listing:
1. Cieling area is 1215 sft. How come flooring area does not add up to this number?
2. Electrical/plumbing/Sanitary: shouldnt this be quantified correctly? How many electrical points - light, sockets, fan / room; 5A or 15A; which switchgear to be used? brand & gauge of cabling used; Changes in the distribution panel? How many bathrooms? what kind & brand of fixtures in the bathroom?
3. What kind of Kitchen sink? what dimension? --- OR Are all these items (switchgear, bathroom fittings, plumbing items etc to eb supplied by you?

As a guideline, i would suggest you to specify explicit brand, quality/model details and #s to be sure of what you end up getting at the end of this.
