The new revised Master plan draft is a complete disrespect to middle class families. As per this plan, the most famous property size of 30*40 is only allowed to have G+1 or stilt+2 and a max height of 9.5 meters. Out of the 1200 sqfeet, leaving 1m on all sides as setback and we are left with only 800 sqfeet of usable area on a floor. so total 1600 sqfeet of usable area on two floors. out of that leaving parking area and staircase, we might be left with around 1300 sqfeet of actual space. fitting all our need of having kids room , parents room, guest room and master bedroom in 2 floors will not be possible with all these restriction.
Is this the right interpretation of this new plan or i am predicting something wrong here?

This draft policy is applicable from when...? Have they give any dates.? It is really setback to miidle class people.

This is a draft policy for public and proffesionals suggestions & objections. There are many objections from architects, urban designers so the BDA is working on the same to update. There is no fixed date for making it in to law as of now.
Master plan is not just about setbacks but larger level developments and land usage. These impact the common man over a period of time. Like green areas depleting , water bodies getting occupied are all guided by master plan.

Thaks for the clarification praveen. How much space we need to provide as a setback as per current policy? And is this setback applicable only for groundfloor or across all floors?

The setback depends on the plot size and how many floor you are planning to build.
The setback in applicable across all the floor . The only exception is that you can have open balconies extended in the setback area by not more than 1/3 of the setback area.
