Suggestion on new house construction

Hi,

I am planning to construct home on my plot 40*50. I am bit confused about whether to go for only Ground floor 3 bhk or should I construct the first floor two 2bhks as well ? I know it depends on the budget. Want to know,

- Building the first floor later point of time, after 3 years, will it be an issue? Will it add more cost?
- Is it always good to construct both Ground and First floor together?

Kindly suggest.

Assuming you have enough budget it's a no brainer. Construct both floors.

Remember construction is a dirty business and you wouldn't want to get into it again and again so finish ehat you want to do use time in life better things. You will realise this by the time you finish construction.

Also there are a number of issues if you want to build it again a few years later. Neighbours may complain, you may gave to go for plan sanction again, material prices and labour rates would have escalated etc.

P.S. Most of what I said applies mostly to labour contract.
You can give material contract if you don't mind getting ripped off

Ground floor is costliest floor if you keep the plinth area smaller and reduce cost of ground floor and going for additional space on first floor it may work out within the same budget.

Go for 2 floors..major cost is for ground floor due to foundation,plinth,etc...for other floors only mould cost will be 5 lacs per floor n cost for walls, plasters etc..if looking for rent then build 1 bhks

Considering budget is not a constrain in your case here are my few suggetions .
1. Leaving ground floor open for now and opting for 3bhk in first will give you more space
2. Ground floor can accomodate 1bhk + 1 bhk with parking
3. You will have acess to the terrace till you opt for second floor in future .
4. Ground floor with 3bhk + parking hardly have any open space left on ground .
5. Construction in ground floor is much easy later, wont disturb you living in the first floor and minimal elevation modifications.
